Woburn Home Sales Range From $235,000 To $1.42 Million In July

WOBURN -- Eighteen property deeds were recorded in Woburn between July 10 and August 8, with disclosed sale prices ranging from $235,000 to $1.42 million. Nearly half of the recorded transfers, eight of 18, listed no sale price and showed a grantor and grantee sharing a name, a pattern consistent with trust, estate or family transfers rather than open-market sales.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 18 Woburn property transfers over the four-week period, averaging roughly four to five per week. Ten of those deeds disclosed a sale price, ranging from $235,000 for a condominium unit at 8 Cedar St. Unit 62 to $1,420,000 for a single-family home at 11 Rose Farm Lane. The median sale price among the 10 disclosed transactions was $687,500. The remaining eight deeds did not disclose a price; seven of those eight list a grantor and grantee with matching names, indicating transfers into trusts, out of an estate, or among family members rather than sales to unrelated buyers.

TOP SALES The month's highest-priced sale was 11 Rose Farm Lane, which sold for $1,420,000 on July 14. Loretta J. Parajeckas was the seller; John and Maral Orchanian were the buyers. At 44 Warren Ave., a $1,265,000 sale closed July 10; Merri C. Carlson and Mario G.W. Abruzzese, as trustees, sold to Cleber Junio Pimenta De Azevedo and Anne Holanda De Andrade. A home at 4 Sendick Rd. sold for $816,000 on July 15, with Julie Ellen Lapointe and Richard Arron Lapointe selling to Devon and Danielle Ramsdell. At 63 Harrison Ave., Paul R. Herbert and Megan Garrigus sold to George and Katherine Havanidis for $737,500 on July 14. Rounding out the top five, 4 Spring Ct. sold for $730,000 on July 14; the sellers were Robert E. Kerrigan Jr. and the estate of Robert E. Kerrigan, and the buyers were Ryan Boyle and Olivia Davis.

NEIGHBORHOOD BREAKDOWN No street had more than one recorded sale in this period, so transactions are grouped by price tier among the 10 deeds with disclosed prices. Under $500,000: two sales, both condominium units, 35 Montvale Ave. Unit 3 ($239,900) and 8 Cedar St. Unit 62 ($235,000). Between $500,000 and $1 million: six sales, 32 Hammond Pl. Unit 32 ($560,000), 31 Houghton St. ($620,000), 12 Wolcott Rd. ($645,000), 4 Spring Ct. ($730,000), 63 Harrison Ave. ($737,500) and 4 Sendick Rd. ($816,000). Over $1 million: two sales, 44 Warren Ave. ($1,265,000) and 11 Rose Farm Lane ($1,420,000). The eight deeds without a disclosed price, at 306 Lexington St., a property listed only as "Woburn, MA," 12 Crescent Rd., 10 Bruce Rd., 3 Summit St., 14 Minot St. Unit 14B, 83 Wyman St. and 55 Mishawum Rd. Unit 55, are not reflected in these tiers.

MARKET NOTES Five of the 18 recorded transfers were condominium units, identifiable by unit numbers: 32 Hammond Pl. Unit 32, 14 Minot St. Unit 14B, 35 Montvale Ave. Unit 3, 55 Mishawum Rd. Unit 55 and 8 Cedar St. Unit 62. The remaining 13 deeds carried no unit designation, consistent with single-family or other non-condominium property, though one of those 13 was recorded with only a "Woburn, MA" address and no street listed. Seven of the eight deeds without a disclosed price show the same surname or identical name on both the grantor and grantee side: 306 Lexington St., the Woburn property with no listed street address, 10 Bruce Rd., 3 Summit St., 14 Minot St. Unit 14B, 83 Wyman St. and 55 Mishawum Rd. Unit 55. Two of the disclosed-price sales, 44 Warren Ave. and 12 Wolcott Rd., involved sellers acting as trustees but transferred to buyers with different surnames, distinguishing them from the no-price, same-name pattern seen elsewhere in the data. The lowest disclosed sale, $235,000 for 8 Cedar St. Unit 62, was a transfer between two LLCs, N Consulting LLC and Marang LLC.
