Wakefield home sales top $1.3 million as trust transfers dominate deed filings
WAKEFIELD -- Eighteen property transfers were recorded at the South Middlesex Registry of Deeds between July 10 and August 8, led by a $1,310,000 sale on Mansion Road. Half of the recorded transactions did not include a disclosed sale price, many of them transfers between family members or into trusts.

102 Foundry Street sold for $1,300,000 on July 15. Sellers Mark Urkiewicz and the estate of A. Edward Urkiewicz transferred the property to Foundry St LLC.
22 Eustis Avenue sold for $860,000 on July 13. Sellers Stephen M. Lopiccolo and Elise M. Ciregna transferred the property to Christopher and Rachel Borbee.
3 Western Avenue sold for $806,000 on July 16. Sellers Joseph F. Hardy and Elaine M. Hardy, as trustees, transferred the property to Robert and Jessica Presutti.
7 Beebe Lane sold for $775,000 on July 13. Seller Mary E. Lucey transferred the property to William Alfred Harson and Katherine Hurst Harson.

Western Avenue recorded two sales on the same day, July 16: 3 Western Avenue sold for $806,000, and 4 Western Avenue sold for $675,000. The seller on the higher-priced Western Avenue sale, Robert Presutti, is listed as the buyer on that transaction and as a seller, alongside Jessica Scire Presutti, on the adjacent 4 Western Avenue sale the same day.
Among transactions with disclosed prices, two fell under $500,000: 6 Atwood Street at $490,000 and a Wakefield property that sold for $410,000.
