Somerville prices split as most sales cluster below $1 million in July

SOMERVILLE -- A single-family home on Hall Street sold for $2,550,000 in mid-July, the highest recorded price in a four-week stretch of Somerville property sales that saw prices otherwise cluster well below $1 million.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 16 Somerville property transfers between July 10 and Aug. 8. Of those, 13 included a disclosed sale price, ranging from $699,000 to $2,550,000, with a median of $979,000. Three transfers, at 170 Highland Ave., 13 Hammond St. and 167 Central St., did not include a disclosed consideration amount. Sixteen recorded sales is a moderate volume for a four-week period in a city of Somerville's size; the dataset does not include prior-month or year-ago figures, so no comparison can be drawn about whether this pace is faster or slower than usual.

TOP SALES

The period's highest-priced sale was 19 Hall St., which sold for $2,550,000 on July 10. The seller was listed as Hall Street LLC, and the buyers were Jared and Kristen Craft. At 188 Willow Ave., the property sold for $1,622,500 on July 15; sellers Alexander A.E. and Jo E. Ghanotakis sold to Ian L. and Emil S. Polakiewicz. A home at 39 Whitman St. sold for $1,560,000 on July 15, with Amit Shah selling to Morgan Hopeman and Julian Moore. A condominium unit at 211 Tremont St. Unit 6 sold for $1,370,000 on July 13; sellers Clare M. Kiesel and Jake Fochetta sold to Andrew and Elizabeth Inglis. A property recorded only as located in Somerville, with no street address disclosed, sold for $1,350,000 on July 15; sellers Kieran Scanlon and Elizabeth Vendetti sold to West Holdings B LLC.

No street in this period's dataset had more than one recorded sale, so no single-street pattern emerged. By price tier among the 13 disclosed sales: seven sold between $500,000 and $1 million, including 24 Rush St. Unit I ($699,000), 3 Heath St. Unit 2 ($735,000), 61 North St. Unit 1 ($787,000), 20 Prichard Ave. Unit A ($860,000), 98 Electric Ave. Unit 2 ($865,000), 13 Fiske Ave. ($900,000) and 13 Langmaid Ave. Unit 1 ($979,000). MARKET NOTES

Of the 16 recorded transfers, seven were condominium unit sales (Langmaid Avenue, Prichard Avenue, North Street, Tremont Street, Heath Street, Rush Street and Electric Avenue), while the remaining nine involved properties without a unit designation. Bedroom, bathroom and square-footage figures are not available from deed records, so no price-per-square-foot comparison can be made.

Several transactions involved limited liability companies as either buyer or seller: Hall Street LLC sold 19 Hall St., Langmaid Avenue LLC sold 13 Langmaid Ave. Unit 1, Fisk Ave LLC purchased 13 Fiske Ave., and West Holdings B LLC purchased the undisclosed-address Somerville property.

Three of the period's transfers appear to involve family members or trusts and carried no disclosed sale price: 170 Highland Ave. moved from Robert Allen DiTucci, trustee of the Martha L. DiTucci Living Trust, to the DiTucci Family L.P.; 13 Hammond St. moved from Susan Callahan Post to Samuel W. and Sean D. Post; and 167 Central St. moved from Matthew Rawding and Sharon Ron to Matthew D. Rawding, trustee of the Matthew D. Rawding Revocable Trust. Deed records do not indicate the reason for these transfers.
