Newton Home Prices Span $735,000 to $2.7 Million in Latest Deeds

NEWTON -- Eighteen residential property transfers were recorded in Newton between July 17 and Aug. 15, with sale prices ranging from $735,000 to $2.7 million among the eight deeds that disclosed a price.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 18 Newton property transfers during the four-week period. Only eight of those listed a sale price, a pattern common in registry filings when a transfer involves a trust, an estate or family members rather than an open-market sale. Among the eight disclosed prices, the range ran from $735,000 to $2.7 million, with a median of $1,590,875. Because more than half the recorded transfers carry no price, the raw count of 18 deeds is the clearest available signal of activity for the period; price data alone cannot support a characterization of the month as active or quiet.

183 Old Farm Rd. sold for $2,215,000 on July 21. The David G. Mamon Revocable Trust and Lauren J. Mamon Revocable Trust sold the property to Sadaf Jafari and Roozbeh Raoufi.

51 Levbert Rd. sold for $1,825,000 on July 20. The Charles S. Rosengard Family Trust and Jeanne R. Rosengard Family Trust sold the property to Garden Path Estates LLC.

91 Mary Ellen Rd. sold for $1,356,750 on July 20. Gary S. Chan and Lillian Chan sold the property to Mahta Barekatain and Collin N. Muniz.
