Woburn Home Sales Hold to Narrow Band Near $572,000 Median This Period

WOBURN -- The South Middlesex Registry of Deeds recorded 17 property transfers in Woburn between Sept. 4 and Oct. 3, but sale prices have posted for only five of them so far, a reflection of the registry's typical lag in posting consideration amounts rather than any withholding by buyers or sellers.

MARKET OVERVIEW Among the five sales with a recorded price, amounts ranged from $500,000 to $780,000, with a median of $572,000. The raw count of 17 recorded deeds is the only volume figure available for this period; without a prior-month total to compare it against, the data alone does not indicate whether Woburn's pace picked up or slowed. Twelve of the 17 transfers have no price yet; those figures typically appear in registry records within about a week of recording.

TOP SALES The highest-priced sale recorded was 172 Bedford Road, which sold for $780,000 on Sept. 14. Michael J. Davis Jr. and Leslie Booth sold the property to Kerby Thabert and Farding Jarbath.

At 282 Place Lane, Neal and Kristine McCuish sold the property to Mary Louise Gardner for $580,000 on Sept. 11.

A condominium at 109 Main St., Unit 1, sold for $572,000 on Sept. 4. Jennifer Danalevich sold the unit to Nacole Marie Barrett and Cameron Lawrence Stewart.

A Woburn property sold for $520,000 on Sept. 14. Peter R. Rollins sold it to JMT Holdings LLC; no street address was listed in the deed record.

A condominium unit at 2 Boyd Road, Unit B, sold for $500,000 on Sept. 10, with Rachel Madsen among the sellers and Nina P. O'Leary as buyer.

NEIGHBORHOOD BREAKDOWN No two of the 17 recorded transfers shared the same street name this period, so no street-level cluster emerged in the data. Among the five priced sales, four fell in a tight band between $500,000 and $580,000, while the 172 Bedford Road sale at $780,000 stood apart as the only transfer above $600,000. The remaining 12 transfers, still awaiting recorded prices, span addresses across town, including Buck Street, West Street, Elm Avenue, Cleveland Avenue, South Bedford Street, Fremont Street, Myrtle Street, Russell Street, Dexter Avenue, School Street, Stratton Drive and Wyman Street.

MARKET NOTES Of the 12 transfers without a recorded price, most list a grantor and grantee sharing the same last name, consistent with transfers into or within a family trust or estate, including deeds at 5 Buck St., 3 West St., 7 Elm Ave., 8 Cleveland Ave., 12 South Bedford St., 2 Fremont St., 19 Myrtle St., 521 Russell St., 4 Rear Dexter Ave., 65 School St., 6 Stratton Drive Unit 106 and 59 Wyman St. The registry data does not indicate the reason for these transfers. Among the five sales with recorded prices, two involved condominium units (2 Boyd Road Unit B and 109 Main St. Unit 1) and three involved single-address properties, indicating a mix of property types among this period's priced transactions. Bedroom, bathroom and square-footage figures are not included in deed records and are not available for any of the 17 transfers.
