Four priciest Winchester sales top $1 million as most September deeds stay unpriced

WINCHESTER -- Of the 20 property deeds recorded in Winchester between Sept. 4 and Oct. 3, only four carried a sale price by the registry's latest data, and all four were sales between unrelated buyers and sellers. The remaining 16 transfers moved property between people sharing the same last name, typically into a family trust.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 20 Winchester property transfers in the period. Four of those 20 have a recorded sale price so far, ranging from $1,035,000 to $1,857,000, with a median of $1,544,500 among those four. The other 16 are price not yet available. Because prices typically post to the registry within about a week of recording, additional figures may still arrive for the most recent entries. Twenty deeds is a moderate volume for a single town over four weeks, but without prior-month figures for comparison, this report cannot characterize the period as particularly active or quiet based on count alone.

TOP SALES

2 Olde Lyme Rd sold for $1,857,000 on Sept. 15. Seller John F. Nash Jr. and Jennifer Halpin sold to Ken and Fern Healy.

16 Glenwood Ave sold for $1,820,000 on Sept. 10. Sellers Michael J. and Melissa J. Bower sold to Sharath Kantheti and Deepthi Koneru.

83 Church St Unit 16 sold for $1,269,000 on Sept. 23. The seller was listed as a realty trust with Jayne R. Rutherford as trustee; buyers were P. Edward and Susan A. Krayer.

46 Clark St sold for $1,035,000 on Sept. 18. Sellers Dylan and Renee Dautel sold to Brigid Delaney and Kevin Kelly.

These four transactions were the only sales in the period with a buyer and seller who do not share a surname, and they are also the only four with a recorded price so far.

NEIGHBORHOOD BREAKDOWN

Eaton Street had two transfers in the period: 16 Eaton St (Sept. 18) and 10 Eaton St (Sept. 11), both involving a grantor transferring to a grantee of the same surname, with no price yet recorded for either. No other street had more than one recorded transfer. Among the four sales with recorded prices, two fell above $1.5 million (2 Olde Lyme Rd at $1,857,000 and 16 Glenwood Ave at $1,820,000) and two fell between $1 million and $1.5 million (83 Church St Unit 16 at $1,269,000 and 46 Clark St at $1,035,000). The remaining 16 properties, spanning addresses across town including Church, Cambridge, Bacon, Hill and Lebanon streets, have no price on file yet and cannot be sorted into tiers.

MARKET NOTES

Sixteen of the 20 recorded transfers listed a grantor and grantee sharing the same last name, most commonly a person transferring property to themselves or a relative as trustee of a named trust. These include transfers at 60 Wickford Rd, 7 Swan Rd, 41 Hemingway St, 16 Eaton St, 93 Cambridge St, 1 Winslow Rd, 22 Graystone Cir Unit 22, 2 Fieldstone Dr, 200 Swanton St Unit 730, 3 Bonad Rd, 10 Eaton St, 88 Bacon St, 22 Grove Pl Unit 1 and 42 Lebanon St, along with a Winchester entry listing only the seller's name and 23 Hill St, which lists a seller but no listed buyer. None of these 16 has a recorded price in the current data. By contrast, the four transfers between unrelated parties, at Olde Lyme Road, Glenwood Avenue, Church Street and Clark Street, all have recorded prices. Four of the 20 recorded addresses carry a unit number, indicating condominium transfers: 83 Church St Unit 16, 22 Graystone Cir Unit 22, 200 Swanton St Unit 730 and 22 Grove Pl Unit 1. The remaining addresses in the dataset do not carry unit designations. Bedroom, bathroom and square footage figures are not available from deed records for any of the 20 transfers.
