Watertown Home Prices Span $530,000 To $1.3 Million In September Sales

WATERTOWN -- Fourteen Watertown properties changed hands between Sept. 4 and Oct. 3, with the highest recorded sale price reaching $1,319,000 for a property on Cypress Street, according to deed records filed with the South Middlesex Registry of Deeds.

MARKET OVERVIEW

Of the 14 recorded deeds, seven carried a sale price by the time records were compiled. The remaining seven had not yet posted a price, which typically appears at the registry within about a week of recording and does not indicate the parties withheld the amount. Among the seven priced sales, prices ranged from $530,000 to $1,319,000, with a median of $812,500. The count of 14 transactions over the four-week period reflects a reasonable volume of recorded activity, though the data available does not allow a comparison to prior months or to other communities.

TOP SALES

22 Cypress St. sold for $1,319,000 on Sept. 9, the highest price recorded in the period. The seller was listed as Beverly J. Ware, individually and as trustee; the buyer was Cypress Street LLC.

158 Robbins Rd. sold for $1,150,000 on Sept. 4. The seller was listed as M. Katharine Kasper; the buyer was Robbins Road LLC.

156 Winsor Ave. sold for $1,100,000 on Sept. 10. The seller was listed as a revocable trust; the buyer was Claudia Rodriguez.

110 Poplar St. Unit 2 sold for $812,500 on Sept. 15. The seller was the Luke and Jessica Heffernan Living Trust, with Luke H. Heffernan as trustee; the buyers were Stephen D. Watkins and Ming Qin Sarah Thang.

131 Coolidge Ave. Unit 719 sold for $610,000 on Sept. 10. The sellers were listed as John J. Koshivos and George Andrews, as trustees; the buyer was Robert Lawrence Miller.

NEIGHBORHOOD BREAKDOWN

Coolidge Avenue accounted for three of the period's 14 transfers: 199 Coolidge Ave. Unit 304, 199 Coolidge Ave. Unit 510, and 131 Coolidge Ave. Unit 719. Of those, only Unit 719 has a posted price so far, at $610,000.

Bigelow Avenue saw two units, 48 Bigelow Ave. Unit 23 and Unit 37, both recorded on Sept. 4. Each moved from an individual owner's name into a revocable trust bearing that same owner's name, and neither has a posted price yet.

Among the seven sales with a recorded price, four fell between $500,000 and $1 million: 264 Lexington St. Unit 304 Bldg. 2 at $530,000, a Watertown property at $600,000, 131 Coolidge Ave. Unit 719 at $610,000, and 110 Poplar St. Unit 2 at $812,500. Three sales exceeded $1 million: 156 Winsor Ave., 158 Robbins Rd. and 22 Cypress St.

MARKET NOTES

Seven of the 14 recorded deeds, half the period's total, show no posted sale price. Most of those appear to move a property from an individual owner into a trust carrying that owner's own name, including 14 Quirk St. (Morgan Ritz to Morgan Ritz, trustee) and 199 Coolidge Ave. Unit 510 (Sigrid Tishler to Sigrid L. Tishler, trustee), a pattern consistent with estate or trust planning rather than an open-market sale.

The two highest-priced transactions in the period, at Cypress Street and Robbins Road, both list a limited liability company as the buyer rather than a named individual.

The priced sales included a mix of condominium units (264 Lexington St., 110 Poplar St. and 131 Coolidge Ave.) alongside other property types (156 Winsor Ave. and 158 Robbins Rd.). Bedroom, bathroom and square-footage figures were not available in the deed data for any property in this period.
