Waltham home prices range from $150,000 to $1.31 million in September

WALTHAM -- Seventeen property transfers were recorded in Waltham between Sept. 4 and Oct. 3, but only nine carry a sale price so far, with several of the remaining transfers appearing to move property within the same family rather than to a new owner.

MARKET OVERVIEW Of the 17 recorded deeds, nine have a price attached as of this reporting; the other eight show price not yet available. Among the nine priced sales, prices ranged from $150,000 to $1,310,000, with a median of $750,000. Based on raw count, 17 recorded transfers in a one-month span is a typical volume for Waltham, though more than half lack a price so far, and several of those appear to be trust or estate-related transfers rather than open-market sales.

TOP SALES The period's highest-priced transaction was 61 Hall St Unit 304, which sold for $1,310,000 on Sept. 15; Hall Street Partners LLC sold the unit to Steven N. Damalas, trustee, and Realty Trust. At 204 Clocktower Dr Unit 307, the Ansell Family Trust sold the condo to Roger and Dorina McEnroe for $835,000 on Sept. 9. 134 Brown St Unit 2 sold for $775,000 on Sept. 16, with Luis and Odalys Sierra selling to Elaine Ridenti. 542 Trapelo Rd sold for $760,000 on Sept. 10, from Zachary James Sears to Janet Campbell. And 17 Dale Cir sold for $750,000 on Sept. 11, with Annemarie Musselwhite and Gerald Dagostino selling to Kaitlyn Hesse.

NEIGHBORHOOD BREAKDOWN River Street saw three separate transfers in the period: 172 River St Unit A3 sold for $150,000, the period's lowest priced sale, from the Charles William Levey Revocable Trust to Steven and Kimberley B. Antonucci; 154 River St and 176 River St Unit 176 both changed hands with no price yet available. Marguerite Avenue also had two transfers, at 166 and 180, both moving from Galvin family sellers to the Marguerite Avenue Realty Trust with Shauna Galvin as trustee, and both without a price so far. Among the nine priced sales, one fell below $500,000 (172 River St Unit A3), six fell between $500,000 and $1 million, and one exceeded $1 million (61 Hall St Unit 304).

MARKET NOTES The period's sales mixed condominium units and single-family homes: units at Brown Street, Hall Street, Peirce Street, Clocktower Drive and River Street indicate condo sales, while properties on Dale Circle, Calvary Street, Trapelo Road, Lincoln Street, Midland Drive, Marguerite Avenue and Ode Street appear to be single-family transfers. A notable share of the period's volume, at least eight of the 17 recorded deeds, involved a seller and buyer with matching or closely related names, such as Nathan A. and Barbara H. Liskov transferring 111 Lincoln St to themselves as trustees, William H. Grimes III and Pamila G. Grimes transferring both 103 Midland Dr and 154 River St to Jason M. Grimes as trustee of the Grimes Family Irrevocable Trust, Ilia Merzon transferring 176 River St Unit 176 to himself as trustee of the Merzon Realty Trust, and Giuseppe Frenna transferring 12 Ode St to himself as trustee of his own revocable trust. None of these eight have a recorded sale price so far. Bed, bath and square-footage data were not available from the deed records for any property in this period.
