Wayland Home Prices Span $635,000 To $1.975 Million In September Deeds

WAYLAND -- Eighteen property transfers were recorded in Wayland between Sept. 4 and Oct. 3, but sale prices were available for only six of them as of this writing, led by a $1,975,000 sale on Jeffrey Road.

MARKET OVERVIEW Of the 18 recorded transfers, six carried a disclosed sale price. Those six ranged from $635,000 to $1,975,000, with a median of $945,000. The remaining 12 transfers had no price on file at the South Middlesex Registry of Deeds at the time of this report; that is normal, since consideration amounts typically post within about a week of recording. The raw count of 18 transfers, on its own, does not indicate whether the period was more or less active than usual, since no comparable prior-month figures were provided. What the available price data does show is a wide spread in value among the six sales with recorded prices, from $635,000 to nearly $2 million.

TOP SALES The highest-priced recorded sale was 21 Jeffrey Rd., which sold for $1,975,000 on Sept. 11. Sellers Robin G. Borgestedt and Mats O. Borgestedt transferred the property to Jeffrey Rd Wayland MA LLC.

8 Wheelock Rd. sold for $1,152,000 on Sept. 11. Sellers Arcady Sosinov and Elena Muntean sold the property to Yihao Xu and Ruobin Hu.

17 Wadsworth Ln., Unit 17, sold for $1,100,000 on Sept. 25. Sellers Katerina Ostrovsky and K. Ostrovsky, as trustees, sold the unit to Michelle R. McCreery.

94 W. Plain St. sold for $790,000 on Sept. 17. Sellers John A. Harmon and Anne E. Harmon, as trustees, sold the property to Michael James Maloney and Laura Smith Maloney.

15 Woodland Rd. sold for $645,000 on Sept. 16. Sellers Laura S. Maloney and Michael J. Maloney sold the property to Erin Schweinler. The Maloneys appear on both sides of the period's recorded sales, as buyers of the W. Plain Street property and as sellers of the Woodland Road property.

NEIGHBORHOOD BREAKDOWN West Plain Street had two recorded transfers in the period: 94 W. Plain St. ($790,000) and 203 W. Plain St. ($635,000), which sold Sept. 15 from seller John G. Kelly to buyers Elizabeth Ann Smith and Gregory Michael Smith. Wisteria Way also had two recorded transfers, both tied to the same unit at 1802 Wisteria Way, recorded the same day, Sept. 11; neither listed a sale price.

Among the six sales with disclosed prices, three were above $1 million: Jeffrey Road ($1,975,000), Wheelock Road ($1,152,000) and Wadsworth Lane ($1,100,000). Three were below $1 million: W. Plain Street ($790,000), Woodland Road ($645,000) and the second W. Plain Street sale ($635,000).

MARKET NOTES Eleven of the 18 recorded transfers involved a grantor and grantee who were the same individual or couple, in most cases moving title into a revocable trust bearing their own name. Those included 4 Hearthstone Circle, 156 Pelham Island Road, 1 Old Sudbury Road, 22 Lillian Way Unit 21, 19 Pequot Road, 8 Shore Drive, 143 Boston Post Road, 8 High Rock Road, and both Wisteria Way units. A twelfth transfer, 59 Woodridge Road, removed a second name from title. None of these 12 transfers carried a recorded sale price, consistent with their nature as transfers within the same ownership rather than open-market sales.

Property types among the recorded transfers included single-family homes and condominium units, such as 17 Wadsworth Lane and 22 Lillian Way. No square footage or bedroom and bathroom counts are available from deed records, so no price-per-square-foot comparison can be made.
