Weston's Top September Sale Hits $2.9 Million as Price Range Widens

WESTON -- A home on Trailside Road sold for $2.9 million last month, the priciest of 18 Weston property transfers recorded between Sept. 4 and Oct. 3, though half of those sales have yet to post a price with the registry.

MARKET OVERVIEW Eighteen Weston property transfers were recorded with the South Middlesex Registry of Deeds during the period. Of those, nine carry a recorded sale price so far; for the remaining nine, the price is not yet available, which typically reflects the week-or-so lag before a deed's consideration amount reaches the registry's public data rather than any withholding by the parties involved. Among the nine priced sales, prices ranged from $874,500 to $2,900,000, with a median of $1,430,000. At 18 recorded transfers, September volume in Weston was moderate: enough activity to span price points from a condominium unit to multimillion-dollar single-family homes, but with half the sales still missing price data, a fuller read on the month's market strength depends on figures that have not yet posted.

TOP SALES 24 Trailside Road sold for $2,900,000 on Sept. 22, the month's highest recorded price. The sellers were Peter A. Lombard and Ann B. Lombard; the buyer was Farley Urmston. At 416 Conant Road, Zachary J. and Hanna E. Burnett sold to Mansoor Raza Mirza and Anna Mirza for $2,300,000 on Sept. 16. 5 Summer Street sold for $1,710,850 on Sept. 8; the seller was Gold Springs LLC, and the buyers were Andrew Smith and Wenwen Sha Smith. 40 Hobbs Brook Road sold for $1,650,000 on Sept. 16; the seller was Robert M. Walmsley, trustee of the Hobbs Brook Road Nominee Trust, and the buyers were Daejung Kim and A Jeong Lim. 26 Arrowhead Road sold for $1,430,000 on Sept. 22; the seller was Mary M. Thomas, trustee of the Ruth M. Glynn Living Trust, and the buyers were Michael Brown and Silvana Mariani.

NEIGHBORHOOD BREAKDOWN Four streets had two recorded sales each during the period: Newton Street (54 and 158), Merriam Street (298 and 325), Conant Road (165 and 416) and Boston Post Road (221 and 678). By price tier among the nine sales with a recorded price, two sold above $2 million (Trailside Road, Conant Road), five sold between $1 million and $2 million (Arrowhead Road, Wellesley Street, Hobbs Brook Road, Summer Street, Merriam Street) and two sold below $1 million (Boston Post Road, Viles Street).

MARKET NOTES No bedroom, bathroom or square-footage data accompanied these deed records, so no price-per-square-foot comparisons are possible this month. Unit numbers at 1 Upham Way and 130 Viles Street indicate condominium sales; the remaining recorded transfers do not specify a property type beyond a street address. A notable pattern in the data: eight of the 18 recorded transfers, including properties on Newton Street, Merriam Street, Conant Road, Boston Post Road, Bass Pond Lane and Upham Way, show a grantor and grantee sharing the same family name, often moving ownership into a trust. Deed records do not indicate the reason for these transfers. Two transactions involved a limited liability company: Gold Springs LLC sold 5 Summer Street, and Wellesley Street LLC bought the parcel at 0 Wellesley Street for $1,170,000.
