Winchester home prices climb as top sales clear $2 million mark in October

WINCHESTER -- Winchester recorded 18 property transfers in October, but just seven carried a market sale price, ranging from $720,000 to $3,000,000, while 11 were nominal-consideration transfers, most moving property into family revocable trusts rather than onto the open market.

MARKET OVERVIEW Seven transactions recorded an actual sale price during the period, with prices ranging from $720,000 to $3,000,000 and a median sale price of $2,000,000. The remaining 11 of the 18 recorded deeds were nominal-consideration transfers under $10,000, meaning they were not market sales and are excluded from the price range and median. With only seven priced sales against 18 total recorded deeds, the raw count of market transactions was modest for the month, though four of the seven priced sales closed above $2 million.

TOP SALES The month's highest-priced transaction was 7 Viking Rd, which sold for $3,000,000 on Oct. 15. The seller was Viking Rd LLC; the buyers were Julia A. Siegel and Daniel S. Katz. Second was 12 Canterbury Rd, which sold for $2,800,000 on Oct. 13; Mark Donnellan was the seller, and Alan Workman and Anne Duckles were the buyers. Third was 10 Dartmouth St, which sold for $2,500,000 on Oct. 16; the seller was listed as Family Trust, with Richard H. Murphy Jr. as trustee, and the buyer was Mark Donnellan. Fourth was 11 Bonad Rd, which sold for $2,000,000 on Oct. 15; sellers Leon Y. Jang and Soo Hyun Choi transferred the property to buyers Marina A. Shtatland and Timur Shtatland, both listed as trustees. Rounding out the top five, 5 Willowdale Rd sold for $1,649,900 on Oct. 6; sellers Kevin M. Carson and Erica L. Carson transferred the property to buyers Brian L. Ho and Priscilla S. Chai.

NEIGHBORHOOD BREAKDOWN No street had more than one priced sale this month, so transactions are grouped by price tier. One sale, 26 Cambridge St at $720,000, fell in the $500,000-to-$1 million range. Two sales, 241 Ridge St at $1,480,000 and 5 Willowdale Rd at $1,649,900, fell between $1 million and $2 million. Four sales exceeded $2 million: 11 Bonad Rd at $2,000,000, 10 Dartmouth St at $2,500,000, 12 Canterbury Rd at $2,800,000, and 7 Viking Rd at $3,000,000. No sales were recorded under $500,000.

MARKET NOTES Of the 18 recorded deeds, 11, roughly 61%, were nominal-consideration transfers rather than market sales. Nine of those 11 involved a seller transferring property into a revocable trust bearing the same surname, including at 71 Bacon St (Price to Charles B. Price Revocable Trust and Mary B. Price Revocable Trust), 24 Hollywood Rd (Burke to Burke Revocable Trust), 23 Glen Green (Sopp to Sopp, as trustees), 31 Lebanon St (Felt to Felt, as trustees), 147 High St (Patel to Patel, as trustees), 32 Coolidge Rd (Vineis to Vineis, as trustees), 36 Salisbury St (Evans to Evans, as trustees), 3 Wickham Rd (Almeida to Almeida, as trustees) and 2 Abby Rd (Zavarce to Zavarce, as trustee). Two nominal-consideration transfers did not follow that pattern: one moved a Winchester property from Eric Harstad and Elizabeth Brodbine Ghonieum, both as trustees, to the nonprofit Winchester Seniors Association Inc., and another transferred a property with no listed address from Li Lei to Liu Yang. Separately, Mark Donnellan appeared on both sides of the market this month, buying 10 Dartmouth St for $2,500,000 while selling 12 Canterbury Rd for $2,800,000. Deed records do not include property type, bedroom, bathroom or square-footage data, so no comparisons of housing stock or price per square foot can be made this period.
