Waltham October sales top out near $1 million as median holds near $764,000

WALTHAM -- Eight properties sold at market prices in Waltham during October, ranging from $505,000 to just over $1 million, while more than half of the month's 19 recorded deeds were nominal-consideration transfers moving property within families or into trusts rather than market sales.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 19 property transfers in Waltham between Oct. 2 and Oct. 31. Of those, eight carried a recorded sale price, ranging from $505,000 to $1,024,000, with a median of $763,500. The remaining 11 transfers were nominal-consideration transactions, typically $1 to $10, and are not counted toward the price range or median because they do not reflect market value. With eight priced sales recorded, the month's market-rate transaction volume looks modest on its own, though additional prices for recent deeds may still be forthcoming.

TOP SALES

The month's highest-priced transaction was 43 Hall St., Unit 1, which sold for $1,024,000 on Oct. 2. Christopher Ryan Funnell and Meghan Erin Funnell sold the property to Lavanya Venkatesan and Aravind Ravichandran.

60 Worcester Lane sold for $932,000 on Oct. 5. The Alberta A. Sullivan Family Trust, with Susan L. Monette as trustee, sold the property to Philip Pagliazzo Jr. and Enes M. Pagliazzo.

38 Overlook Road sold for $925,000 on Oct. 5. David F. Finnegan and Jill Y. Finnegan sold the property to Dhrupad Karwa and Shaista Singh.

58 Albemarle Road sold for $790,000 on Oct. 8. Maryann B. Case and Thomas E. Case sold the property to Jeremy Robert Davidson.

95 Winthrop St. sold for $737,000 on Oct. 7. Drew Lanning and Olivia Brown sold the property to Lauren Eaton, trustee of the Lauren Eaton Revocable Trust.

NEIGHBORHOOD BREAKDOWN

No street recorded more than one priced sale in October, so this month's pattern is better read by price tier. Three sales fell under $700,000: 501 Lexington St., Unit 77 ($505,000), 31 Andrea Road ($625,000) and 315 College Farm Road, Unit 6 ($675,000). Two sales landed between $700,000 and $900,000: 95 Winthrop St. ($737,000) and 58 Albemarle Road ($790,000). Three sales topped $900,000: 38 Overlook Road ($925,000), 60 Worcester Lane ($932,000) and 43 Hall St., Unit 1 ($1,024,000).

MARKET NOTES

Eleven of the 19 Waltham deeds recorded in October were nominal-consideration transfers rather than sales, each listing a token amount under $10,000. In every case, the grantor and grantee names show a shared surname or a "TR" or "trust" designation, including transfers at 25 Tolman St., Unit 2; 54 Crestview Road; 600 Trapelo Road, Unit 1; 34 Harrington Road; 146 Adams St., Unit 4; 183 Doty St.; 48 Bancroft St.; 30 Banford Way; 14 Bigelow Road; 135 Hammond St.; and one entry listing no street address tied to a Loscocco family trust. These seven in ten transfers point to a heavy month for within-family and trust-related property moves, separate from the eight arm's-length sales that set October's price range. Among the priced sales, property types included condominium units, identified by unit numbers, at 315 College Farm Road, 501 Lexington St. and 43 Hall St., alongside single-family-style street addresses for the remaining five sales. Bed, bath and square-footage figures were not available in the deed data for any property this month.
