WESTON -- The South Middlesex Registry of Deeds recorded 16 property transfers in Weston during October, but only five carried an actual sale price, while the rest moved property into or out of family trusts for nominal consideration.

MARKET OVERVIEW Sixteen deeds were recorded in Weston from Oct. 2 through Oct. 31, but just five represented market sales with a recorded price; the other 11 were nominal-consideration transfers, each recorded for a token amount under $10,000, and are not counted toward price figures. Among the five priced sales, prices ranged from $875,000 to $4,800,000, with a median sale price of $2,050,000. Five disclosed sales in a month is a modest count on its own, and with more than two-thirds of recorded deeds being non-market trust transfers, the raw volume of actual home sales in Weston was limited this period.

TOP SALES The month's highest-priced transaction was 14 White Oak Rd., which sold for $4,800,000. The seller was listed as Kurt P. Losert, trustee of the Losert Family Trust, and the buyer as BBD White Oak LLC. At 26 Cart Path Rd., Dennis A. and Valerie A. Kirshy sold their property to Eugene and Julia Reznik for $3,500,000. At 60 Wellesley St., the Elliott Hall Overall Revocable Trust, with Elliott Hall Overall as trustee, sold the property to Peter and Suzanne Vocatura for $2,050,000. At 287 Glen Rd., Wit and Christina W. Busza sold to Madison and Jonathan Bunce for $1,500,000. At 81 Brook Rd., Unit 81, the property sold for $875,000 to buyers John R. Goguen and Brittany J. Cavarretta; no seller was listed in the deed data.

NEIGHBORHOOD BREAKDOWN Wellesley Street saw two recorded transactions in October: the $2,050,000 sale at 60 Wellesley St. and a nominal-consideration transfer at 334 Wellesley St., where Manoj and Smita Sharma moved the property into the Sharma Family Living Trust. No other street had more than one recorded transfer this month. By price tier among the five disclosed sales, one fell under $1 million (81 Brook Rd., $875,000), one fell between $1 million and $2 million (287 Glen Rd., $1,500,000), and three exceeded $2 million (60 Wellesley St., 26 Cart Path Rd. and 14 White Oak Rd.).

MARKET NOTES Of the 16 recorded deeds, 11 were nominal-consideration transfers rather than market sales. In at least nine of those, the grantor and grantee names shared a surname or the grantee name included "TR," "TRUST" or "FAMILY," consistent with a pattern of property moving within the same family or into a family trust: examples include 230 South Ave. (Rizvi to Rizvi/Haider trustees), 54 Newton St. (Caruso to Caruso trustee), 140 Orchard Ave. (Kaneb to Kaneb trustees), 45 Drabbington Way (Bonadio to Bonadio trustees), 8 Bogle St. (Axelrod to Axelrod trustees), 133 River Rd. (Su/Hoang to Su/Hoang trustees), 17 Applecrest Rd. (Alaoui/Katane to Katane/Alaoui trustees), 297 Meadowbrook Rd. (Shah to Shah Family Partners LP) and 334 Wellesley St. (Sharma to Sharma Family Living Trust). One nominal transfer, at 55 Hubbard Rd., moved from Susan C. Link, trustee of the Shirley C. Link Trust, to Joanne Crane Rogers, trustee of the Hubbard Realty Trust; the grantor and grantee surnames differ, so no family relationship is evident from the names alone. The deed data does not include bedroom, bathroom or square-footage figures for any property this month, so no price-per-square-foot comparisons can be made. One sale, 81 Brook Rd., was recorded with a unit number, indicating a condominium-style unit designation; property type for the other 15 transfers cannot be determined from the address alone.
