Four priced sales anchor quiet October in Malden housing market

MALDEN -- Of the 15 property deeds recorded in Malden during October, only four carried an actual sale price, with the rest reflecting nominal-consideration transfers, many moving property within families into trusts.

MARKET OVERVIEW Fifteen deeds were recorded in Malden from Oct. 2 through Oct. 31, but only four included a market sale price: $455,000, $515,000, $645,000 and $705,000. The median among those four sales was $580,000. The remaining 11 entries were nominal-consideration transfers, recorded for token amounts and excluded from the price range and median calculations. With just four priced sales recorded so far this period, the volume of actual market transactions looks quiet relative to the 15 total deeds filed.

TOP SALES 18 Fleming Rd. sold for $705,000 on Oct. 6. The seller was listed as the Wheeler Family Irrevocable Real Estate Trust, with Robert P. Wheeler Jr. as trustee; the buyers were Jillian Hoenig and Jeffrey McClallen. 9 Dell St. sold for $645,000 on Oct. 2. Sellers Jayaram Ghimire and Sanjiv Bastola transferred the property to buyers Manisha Sipkahn and Pawan Sipkhan. 8 Floral Ave. sold for $515,000 on Oct. 6. Joseph P. Griffin sold the property to Wilfredo A. Ramos. 33 Lodgen Ct., Unit 2D, sold for $455,000 on Oct. 8. Seller Lin Xiao transferred the unit to buyers Haixin Li and Ri Juan Xiao.

NEIGHBORHOOD BREAKDOWN No street recorded more than one priced sale this period. By price tier, one sale fell under $500,000: the $455,000 condominium sale at 33 Lodgen Ct., Unit 2D. Three sales fell between $500,000 and $1 million: 8 Floral Ave. at $515,000, 9 Dell St. at $645,000 and 18 Fleming Rd. at $705,000. No sales were recorded above $1 million. The 11 nominal-consideration transfers were spread across individual streets including Hill, First, Beachview, Revere, Crescent, Benner, Winnemere and Wilbur, with no street showing more than one such transfer.

MARKET NOTES Of the 15 recorded deeds, 11 were nominal-consideration transfers rather than market sales. Nine of those involved a grantor and grantee sharing a surname with a "TR" or "TRUST" designation in the buyer's name, consistent with property moving into a family trust: these included transfers at properties tied to the Mete, Dumas, Silva, Tiongson, Rossi, Melo, Gilligan and Crowley names. A 10th nominal transfer, at 146 Clifton St., Unit 7, moved from grantors Ravindra and Jyoti Datta to grantee Meenal Datta, a shared surname without a trust designation. One nominal transfer, at 1 Benner Ave., involved a corporate grantor, Bluesky Morningstar Corp., transferring to Phuong Thanh Nguyen, with no shared name indicating a family connection. Among the four priced sales, one involved a condominium unit (33 Lodgen Ct., Unit 2D); unit numbers also appear in two nominal-consideration transfers, at 10 Linwood St. and 146 Clifton St., indicating those properties are condominiums as well. No square footage or bedroom/bathroom data was available in the deed records to calculate price-per-square-foot figures.
