Ayer October Home Sales Hold Steady With $525,000 Median Price

AYER -- Eighteen properties changed hands in Ayer during October, and the month's top sale, a $632,500 transaction on Oak Ridge Drive, anchored a dozen priced sales that ranged as low as $385,000 on Douglas Drive.

MARKET OVERVIEW

Of the 18 recorded transfers, 12 listed a sale price, ranging from $385,000 to $632,500, with a median of $525,000 among those 12. The remaining six transfers were recorded for nominal consideration, meaning they are not counted toward the price range or median. Twelve priced sales in a single month, plus six additional recorded transfers, points to an active period for Ayer's registry activity based on the raw count alone.

TOP SALES

The highest-priced sale was 102 Oak Ridge Dr. at $632,500, sold Oct. 16 by sellers Elizabeth Ralls and Elizabeth Lynch to buyers Benjamin and Shannon Boze. The 307 Autumn Ridge Dr. Unit 307 condominium sold for $590,000 on Oct. 14; the seller was listed as the David R. Canney Revocable Trust with John C. Canney II as trustee, and the buyer as the Lyon Living Trust with Donald J. Lyon as trustee. The 705 Autumn Ridge Dr. Unit 705 condominium sold for $589,000 on Oct. 19, with sellers Martin and Dee J. Cohen conveying to buyers Donald R. and Gail W. Shirk. At 18 Jonathan Dr., the sale price was $574,900 on Oct. 16, with seller Joyce L. Tattelman conveying to buyers Justin L. Lee and Dolores L. Ross. Rounding out the top five, 126 Oak Ridge Dr. sold for $560,000 on Oct. 2; sellers Robert F. and Theresa M. Camacho, listed as trustees, conveyed to buyers Donald James and Ericka Trinque.

NEIGHBORHOOD BREAKDOWN

Oak Ridge Drive saw two sales in October, both above $550,000: the $632,500 sale at No. 102 and the $560,000 sale at No. 126. Autumn Ridge Drive also recorded two condominium sales, at $590,000 and $589,000, both in the mid- to high-$500,000s. East Main Street had two sales: $550,000 at No. 107 and $450,000 at No. 89. Littleton Road recorded two transfers: a $402,000 sale at Unit 11B and a nominal-consideration transfer at Unit 27C. By price tier, five of the 12 priced sales fell under $500,000 (Douglas Drive, Nashua Street, Vernon Street, East Main Street and the Littleton Road unit), six fell between $500,000 and $600,000, and one, the Oak Ridge Drive sale, topped $600,000.

MARKET NOTES

Four of the month's transfers involved unit-numbered addresses, at 55 Littleton Rd. and on Autumn Ridge Drive, consistent with condominium sales rather than single-family transactions. Six of the 18 recorded transfers, roughly a third, were nominal-consideration transfers rather than market sales. In most of those cases, the names on the deed show a trust designation or matching names on both sides of the transaction, including transfers at 14 Curley Cir., 55 Littleton Rd. Unit 27C, and on Mulberry Circle, Central Avenue and Grove Street, indicating ownership reorganizations rather than open-market sales. No square footage or bedroom/bathroom data was available in the deed records to support price-per-square-foot comparisons.
