Wayland Sale Prices Range Widely as Median Tops $1.26 Million in July

WAYLAND -- Nineteen residential deeds were recorded in Wayland between July 10 and Aug. 8, with disclosed sale prices ranging from $700,000 to $2,150,000 and a median of $1,265,000 among the 10 transactions that reported a price. Nine of the 19 recorded transfers, nearly half, involved no disclosed consideration, and most of those appear to be property moves within the same family rather than open-market sales.

MARKET OVERVIEW The registry recorded 19 deed transfers for the period, a sizable slate of activity for a four-week span. Of those, 10 disclosed a sale price, ranging from $700,000 for 60 Riverview Circle to $2,150,000 for 6 Sandy Hill Road. The median among disclosed sales was $1,265,000. Because more than half the recorded transfers carried no disclosed price, the raw count alone overstates the volume of arms-length market activity; a large share of the period's deed activity reflects internal transfers rather than sales to new buyers.

TOP SALES 6 Sandy Hill Road sold for $2,150,000 on July 23, the period's highest recorded price. Ruth E. Reyes, trustee, and Porter F. Leslie, trustee, were the sellers; Shamsil Serabian was the buyer.

63 Claypit Hill Road sold for $2,000,000 on July 10. Roger C. Nuss, trustee, and Kim A. Wilson, trustee, sold to Lawrence Johnston and Erica Vansant.

12 Shawmut Avenue sold for $1,650,000 on July 17. The seller was Zachary J. Sambucci, trustee of the Zachary J. Sambucci Revocable Trust; the buyers were Robyn Gray and Michael James Gray.

37 Moore Road sold for $1,380,000 on July 15. Michael W. Keegan and Debra J. West were the sellers; David Randolph and Jane Milne were the buyers.

14 Bennett Road sold for $1,300,000 on July 13. Heather Demasi and Michael Demasi sold to Petra Oman.

NEIGHBORHOOD BREAKDOWN No two recorded sales this period shared a street name; the 19 transfers were spread across 19 different addresses townwide, so no single-street cluster emerged. By price tier among the 10 disclosed sales: four fell between $500,000 and $1 million (60 Riverview Circle at $700,000, 9 Keith Road at $720,000, 33 Wallace Road at $815,000, and 7 Haven Lane at $820,000); four fell between $1 million and $2 million (69 Plain Road at $1,230,000, 14 Bennett Road at $1,300,000, 37 Moore Road at $1,380,000, and 12 Shawmut Avenue at $1,650,000); and two topped $2 million (63 Claypit Hill Road and 6 Sandy Hill Road). No disclosed sales fell below $500,000.

MARKET NOTES Eight of the nine transfers without a disclosed price show the same surname on both the seller and buyer side, often paired with trust language such as "TR" or a named family trust: 4 Cart Path (Patel to a Patel-linked trust), 5 Amey Road (Lang to a Lang trust), 19 Wadsworth Lane (Grossman to a Grossman/Lee trust), 4 Richard Road (Angelos and Keyes to their own trusts), 28 Hampshire Court (Landry to a Landry trust), 128 Commonwealth Road (Adam Lewenberg to Helga Dannheim Lewenberg), 17 Decolores Drive Unit 17 (Cole to a Cole family trust), and 16 Highland Circle (Burke to a Burke trust). The registry does not disclose the reason for these transfers. The ninth undisclosed-price deed, 10 Snake Brook Road, moved from an individual seller, Fiorella Kaloust, to Snake Brook Road LLC. Among disclosed and undisclosed sales combined, 17 Decolores Drive Unit 17 was the only condominium unit recorded; the rest were single-family addresses. Bedroom, bathroom and square-footage data were not available from deed records for any property.
