BURLINGTON -- Nineteen property transfers were recorded in Burlington between July 10 and August 8, with disclosed sale prices ranging from $650,000 to $1,765,000 and six of the 19 deeds involving no listed consideration, deed records show.
MARKET OVERVIEW Of the 19 recorded transfers, 13 included a disclosed sale price. Those prices ranged from $650,000 to $1,765,000, with a median of $915,000. The remaining six transfers, roughly a third of all recorded deeds, listed no consideration amount, which is common for transfers between family members or into a trust. TOP SALES The period's highest-priced transaction was 15 Maryvale Rd, which sold for $1,765,000 on July 16. Sellers Anita and Raumil Shah conveyed the property to buyers Rahul Bapna and Priyanka Mogilicherla. At 8 Shady Ln Dr, David F. and Martha A. Metzdorf sold to Ryan M. and Lauren A. Porter, as trustees, for $1,550,000 on July 20. The 7 Michele Dr property sold for $1,505,000 on July 10; Seema Gupta, trustee of the Seema Gupta Revocable Trust, sold to buyer Christine Henen. At 11 Thornton Dr, Gary J. and Elizabeth Wells Gianino sold to Bryan Rosata and Samantha Napolitano for $1,385,000 on July 14. Rounding out the top five, 3 Sumpter Rd sold for $1,100,000 on July 20, with sellers Melissa Haase, trustee, and the Ashden Haase Revocable Trust conveying to Ashden Haase, trustee, and Kevin J. Potter Jr.
NEIGHBORHOOD BREAKDOWN Thornton Drive was the only street with more than one recorded transfer: 11 Thornton Dr sold for $1,385,000 on July 14, while 8 Thornton Dr changed hands the next day between Charles J. and Sharon A. Boeri and themselves as trustees, with no price disclosed. By price tier among the 13 disclosed sales, seven fell between $650,000 and $1 million: 34 Peach Orchard Rd ($650,000), 37 College Rd ($700,000), 3 Lowell St ($725,000), 39 Mill St ($755,000), 3 Elizabeth Ave ($792,500), 4 Edsel Dr ($900,000) and 14 Belmont Rd ($915,000).
