Winchester Home Sales Post $2.4 Million Median Price In Late July
WINCHESTER -- Nineteen property transfers were recorded in Winchester between July 10 and Aug. 8, led by a $3.1 million sale on Everett Avenue. Sale prices were disclosed on 11 of the 19 deeds, with the median coming in at $2,409,000.
MARKET OVERVIEW
The South Middlesex Registry of Deeds recorded 19 Winchester property transfers during the period. Of those, 11 disclosed a sale price, ranging from $680,000 to $3,100,000. The median sale price among the 11 disclosed-price transactions was $2,409,000. The remaining eight transfers, spanning single-family and condominium units, did not list a consideration amount, which is common for deed types such as trust and family transfers. A count of 19 recorded transfers over a four-week span is a substantial volume for a single-town dataset based on the raw count alone.
TOP SALES
The period's highest-priced sale was 27 Everett Ave at $3,100,000, recorded July 15. Sellers John F. Welch III and Jacqueline A. Welch transferred the property to John Welch III and Anne Griffin Murphy.
15 Yale St sold for $2,700,000 on July 10. Sellers Gregory H. Fujii and Annalisa D'Andrea transferred the property to the Samuel H. Kallmerten Trust and the Aurielle H. Kallmerten Trust.
21 Bellevue Ave sold for $2,650,000 on July 17. Sellers Brian and Heather Rabinovich transferred the property to Himanshu Naik and Rutwa B. Naik.
47 Yale St sold for $2,600,000 on July 15. Sellers Kate Nolan McCabe and Joseph Paul McCabe transferred the property to Dylan and Liza Perry.
3 St. Augustine Ct sold for $2,430,000 on July 15. Seller Stuart L. Koman transferred the property to Alex Oliver and Jiarui Zhang.
NEIGHBORHOOD BREAKDOWN
Yale Street was the only street with more than one recorded sale this period: 47 Yale St at $2,600,000 and 15 Yale St at $2,700,000, both recorded July 15 and July 10, respectively. Two condominium units at 200 Swanton St., Unit 209 and Unit 606, both transferred from M Land Trust LLC to Maureen A. Pacheco individually and as trustee of the Maureen A. Pacheco Revocable Trust; neither transaction disclosed a price.
By price tier among the 11 disclosed sales: one sale came in under $1 million, at 2 George Rd Unit 2 for $680,000. MARKET NOTES
At least five of the 19 transfers were for condominium units, identified in the deed data by unit numbers: 7 Wainwright Rd Unit 92, 955 Main St Unit 208, 200 Swanton St Units 209 and 606, and 2 George Rd Unit 2.
Four of the 19 transfers, roughly one in five, listed a grantor and grantee sharing the same surname, consistent with within-family or trust transfers: 7 Wainwright Rd Unit 92 (MacDonald), 27 Everett Ave (Welch), 38 Kenwin Rd (Chung), and 62 Wedgemere Ave (Gibson). Three of those four did not disclose a sale price; the fourth, 27 Everett Ave, was the period's highest-priced transaction at $3,100,000.
Sellers Sampath and Vandana M. Krishna appear on two separate transfers in the dataset, an unaddressed Winchester property and 955 Main St Unit 208, both recorded July 16 and both transferred to different limited liability companies without a disclosed price.
