Watertown Home Sale Prices Span Wide Range Topping $2.6 Million in Late July

WATERTOWN -- Sixteen property deeds recorded in Watertown between July 10 and Aug. 8 show sale prices ranging from $415,000 to $2,650,000, with the top sale a single-family property on Garfield Street.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 16 Watertown property transfers during the period. Of those, 11 listed a disclosed sale price, ranging from $415,000 to $2,650,000, with a median of $999,999. The remaining five deeds did not disclose a sale price, which is common in registry filings and does not necessarily indicate the size of the transaction. Sixteen recorded sales across four weeks is a moderate volume; the dataset does not include figures from prior periods for comparison.

TOP SALES The month's highest-priced transaction was 122 Garfield St, which sold for $2,650,000 on July 15. Sellers were Dirk Gevers and Geraldine Paulus; buyers were Lena Schaefer and Rahul Bhui. Next was 16 Russell Ave, sold July 10 for $2,020,000 by Daniel O. Eyring, trustee of the Daniel O. Eyring Revocable Trust, to Alexander David Seidel and Erin Alyssa Webb. At 18 Maple St, Maple Street LLC sold to Dimokritos Stamatakis for $1,200,000 on July 17. A Watertown property whose street address was not listed in the deed record sold for $1,100,000 on July 17; the seller was Angela M. Corapi Marini and the buyers were Emily Lloyd and Erin Picone. Rounding out the top five, 152 Spruce St sold for $1,150,000 on July 14, with Zarouhi Minasian, trustee of the Minasian Family Irrevocable Trust, selling to Taruna Agrawal and Rahul Gupta.

NEIGHBORHOOD BREAKDOWN Two streets had more than one recorded sale. On Whites Avenue, two condominium units sold: Unit 663 in Building E for $415,000 and Unit E441 for $485,000. On Myrtle Street, two units at 27 Myrtle St changed hands with prices not disclosed for either. By price tier, two sales closed under $500,000 (both at 32 Whites Ave); four sold between $500,000 and $1 million, at 23 Pierce Rd Unit 66, 48 Edgecliff Rd Unit 1, 289 Waverley Ave Unit 2, and 201 Maplewood St at $999,999; and five sold above $1 million, at 18 Maple St, the address-unlisted Watertown property, 152 Spruce St, 16 Russell Ave and 122 Garfield St.

MARKET NOTES Seven of the 16 recorded transfers were condominium units: two each at 32 Whites Ave and 27 Myrtle St, and one each at 289 Waverley Ave, 48 Edgecliff Rd and 23 Pierce Rd. The remaining nine transfers involved properties without a unit designation. Bed, bath and square-footage figures are not available from deed records. At least two sales involved institutional or LLC parties: 201 Maplewood St was sold by the Congregation of the Sisters of St. Joseph of Boston to Tziavas Realty Group I LLC for $999,999, and 18 Irma Ave was sold to Veggie Family Realty LLC with the price not disclosed. Three transfers appear to involve the same family or existing co-owners taking new title, rather than a sale to an outside party: 200 Westminster Ave transferred from Peter Frick and Peter A. Frick to Peter A. Frick and Tara L. Gildea, as trustees; 83 Arsenal St transferred from Levon Sarian to Levon Sarian and Karla Araujo Sarian; and at 27 Myrtle St, co-owners Catherine K. Boutin and Norine Y. Wong each took sole title to one of the building's two units, with Wong acquiring Unit 1 and Boutin acquiring Unit 2. Deed records do not disclose the reasons behind these transfers. Separately, two properties, 152 Spruce St and 16 Russell Ave, sold out of family trusts to buyers unrelated to the trust, both among the period's five highest-priced sales.
