Weston Median Home Sale Price Reaches $2.48 Million Amid Late Summer Activity

WESTON -- Twenty property transfers were recorded at the South Middlesex Registry of Deeds between July 10 and Aug. 8, with disclosed sale prices ranging from $400,000 to $4.95 million and a median of $2.48 million among the 15 sales that listed a price.

MARKET OVERVIEW The registry recorded 20 total transfers in the period. Of those, 15 included a disclosed consideration amount; the remaining five were recorded without a sale price, a common occurrence in deed data and not necessarily indicative of the transaction's value. Prices ranged from $400,000 to $4,950,000, and the median sale price among disclosed transactions was $2,480,000. Twenty recorded transfers in a four-week span represents a active volume of activity by raw count, though the data does not include information on listing dates, inventory, or time on market needed to characterize the pace further.

TOP SALES The period's highest-priced sale was 300 Glen Rd., which sold for $4,950,000 on July 29. The sellers were Glen Road Realty Trust and Janice Sasseen, trustee; the buyers were Xiaowen Feng and Wenjing Liao. At 100 Westcliff Rd., Anthony John Hare and Lynn Jane Hare sold to Rachel Elyse Marks and Nathaniel Wilkens Hodgson for $3,500,000 on July 27. The property at 25 Byron Rd. sold for $3,350,000 on July 15; sellers were Ryan R. Gerry, trustee, and Shasta Revocable Trust, and buyers were Kurt Reisenberg and Jennifer Dryer. At 169 Hickory Rd., Nataliya and Igor Kofman sold to Xin Mao and Wenlin Song for $2,695,000 on July 17. Rounding out the top five, 55 Forest Ridge Rd. sold for $2,600,000 on July 17, with Robert G. Maguire selling to Xiaoxin Hu and Kenny Dai.

NEIGHBORHOOD BREAKDOWN Newton Street had two recorded sales in the period: 29 Newton St. sold for $1,550,000 on July 31, and 118 Newton St. sold for $1,680,000 on July 30. No other street had more than one sale. By price tier among the 15 disclosed sales, one sold under $1 million (39 Church St., $400,000), five sold between $1 million and $2 million, six sold between $2 million and $3 million, and three sold above $3 million.

MARKET NOTES Two of the period's sales were condominium units: 16 Livermore Lane, Unit 8, sold for $1,750,000 on July 21, and 680 South Ave., Unit 7, sold for $1,560,000 on July 16. Xiaoxin Hu and Kenny Dai appear on both sides of the ledger in the same week: deed records show them as sellers of the 680 South Ave. unit on July 16 and as buyers of 55 Forest Ridge Rd. the following day. Four transfers in the period moved property from an individual owner to a trust bearing the same name, a pattern consistent with estate planning: 44 Tamarack Rd. (Kelley G. Murphy to Kelley G.
