Woburn Home Prices Range From $685,000 to $1.19 Million in September

WOBURN -- Twenty property transfers were recorded in Woburn between Sept. 18 and Oct. 17, with sale prices available for half of them so far, ranging from $685,000 to $1,190,000.

MARKET OVERVIEW The registry recorded 20 transfers during the period, and 10 of those include a sale price to date; the remaining 10 are still awaiting price data or involve transfers where no sale price applies. Among the 10 priced sales, prices ranged from $685,000 for a Main Street condominium to $1,190,000 for an Archer Drive condominium, with a median of $914,999. A 50% recorded-price rate within a month of closing is consistent with the typical lag at the registry, where prices often post within about a week of the deed. With 20 total transfers logged, the period shows a steady volume of activity, though final pricing for half the transactions remains incomplete.

TOP SALES The highest-priced sale was 22 Archer Dr., Unit 11, which sold for $1,190,000 on Sept. 21; the seller was Relo Direct Government Services LLC and the buyers were Phani Manasa Chukkapalli and Rama Krishna Mandepudi. The second-highest sale was 6 Cooley Dr., Unit 13, at $1,128,000 on Sept. 21, sold by Xuesong Zhang to Miti Phadnis and Roshabh Kunde. The third-highest was 52 Pleasant St., which sold for $1,075,000 on Sept. 18; sellers were Brian P. Halamar and Brian Halamar, and buyers were Armando S. Pinheiro and Mariana B. Pinheiro. Fourth was 6 Tidd Ave., at $1,025,000 on Sept. 24, sold by Constance G. Carbone to Thomas Bouras and Molly O'Halloran. Rounding out the top five was 4 Cpl Charles J McMahon Dr., sold for $999,999 on Sept. 18 by Jeanne M. Pacios to Robert John Sobolewski and Kelli Pacios Sobolewski, both listed as trustees.

NEIGHBORHOOD BREAKDOWN No street recorded more than one sale during the period, so transactions are grouped by price tier. In the $500,000-to-$1 million range were six sales: 36 Ellis St. ($760,000), 16 Robert Ave. ($735,000), 26 Quimby Ave. ($750,000), 16 Felton St. ($830,000), 201 Main St., Unit 21 ($685,000), and 4 Cpl Charles J McMahon Dr. ($999,999). Four sales topped $1 million: 22 Archer Dr., Unit 11 ($1,190,000), 6 Cooley Dr., Unit 13 ($1,128,000), 52 Pleasant St. ($1,075,000), and 6 Tidd Ave. ($1,025,000). No sales under $500,000 were recorded with pricing during the period.

MARKET NOTES Of the 10 transfers without a posted sale price, eight appear to be trust or estate-related transfers within the same family, including deeds at Montvale Road, Coventry Lane, Lawrence Street, Douglass Green, Straton Drive, Phillips Street, Washington Street and Sherman Place, where sellers and buyers share surnames and the buyer is listed as a trustee or trust entity. Two of the price-pending transfers involved sales to limited liability companies: 68 Elm St., sold by Erica Ferrone and Reese to Elm Street Realty LLC, and a Woburn parcel sold by Guido Vittiglio to ATJAW Woburn LLC. Among the priced sales, condominium units accounted for at least two of the top five transactions (Archer Drive and Cooley Drive), alongside single-family addresses such as Tidd Avenue and Pleasant Street. No square footage, bedroom or bathroom data was available for any listed property, as that information is not captured in deed records.
