Acton Home Prices Span $250,000 to $2.15 Million in September Sales

ACTON -- Acton property transfers recorded with the South Middlesex Registry of Deeds over the past month ranged from a $250,000 municipal land sale to a $2,150,000 single-property sale on Craig Road, with half of the month's deeds still awaiting a recorded price.

MARKET OVERVIEW Acton recorded 18 property transfers from Sept. 18 through Oct. 17, 2026, according to deeds filed with the South Middlesex Registry of Deeds. Ten of those transactions carried a recorded sale price; the other eight listed no consideration amount, which typically reflects either a brief reporting lag or a transfer among family members, estates or trusts rather than an open-market sale. Among the 10 priced sales, prices ranged from $250,000 to $2,150,000, with a median of $865,000. The 18 total transfers recorded in a single month represent a substantial volume of deed activity for the town.

TOP SALES The highest-priced transaction was 15 Craig Road, which sold for $2,150,000 on Sept. 18. The seller was Banzan International Group Corp. and the buyer was Craig Road LLC.

220 Newtown Road sold for $1,775,000 on Sept. 30. The sellers were John Jewett and Jacintha Andrade Jewett; the buyers were Alaa Aboeloula and Sarah Hawash.

221 Pope Road sold for $1,223,000 on Sept. 25. The seller was Laurie M. Crockett; the buyer was Robert Laird.

35 Parker Street sold for $1,202,000 on Sept. 29. The sellers were Lucy H. Kirshner and the estate of Kenneth E. Pauley; the buyers were Joost Quaadgras and Marybeth Quaadgras.

17 Nash Road sold for $880,000 on Sept. 29. The sellers were Adam I.S. Bakow and Allison N. Bakow, as trustees; the buyers were Raghav Ravishankar and Smitha Krishnan, as trustees.

NEIGHBORHOOD BREAKDOWN School Street saw two sales during the period: 13 School St. sold for $250,000 on Sept. 21, and 3 School St. sold for $350,000 on Sept. 18. Both properties were sold by the town of Acton to Somme Development LLC.

By price tier among the 10 sales with recorded prices: two sales fell under $500,000 (both on School Street); four sales fell between $500,000 and $1 million, including 11 Beth Circle Unit 11 ($521,000), 6 Hosmer St. ($710,000), 16 Abel Jones Place Unit 34 ($850,000) and 17 Nash Road ($880,000); and four sales exceeded $1 million, including 35 Parker St., 221 Pope Road, 220 Newtown Road and 15 Craig Road.

MARKET NOTES Eight of the 18 recorded transfers, nearly half, involved trust formations, estate transfers or transfers among family members, and none of these listed a sale price in the current data. Those included 8 Huron Road, 12 Settlement Way Unit 11, 7 Flagg Road, two Skyline Drive transfers involving the same seller, 29 Quarry Road Unit 29, 25 Willis Holden Drive and 13 Ryder Path Unit 41.

The month's sales included a mix of property types. Five of the 18 transfers involved condominium units: Settlement Way, Abel Jones Place, Beth Circle, Quarry Road and Ryder Path. The remainder were single-family homes or, in the case of the two School Street parcels, town-owned land sold to a single development entity.

No bedroom, bathroom or square-footage figures were available in the deed records reviewed, so price-per-square-foot comparisons could not be calculated this period.
