Ashby Sale Prices Span $140,000 to $575,000 in Recent Deeds

ASHBY -- Two sales on Piper Road, at opposite ends of the price spectrum, highlighted a quiet five-transaction stretch in Ashby's housing market over the past month, according to deeds recorded at the South Middlesex Registry of Deeds.

MARKET OVERVIEW Five property transfers were recorded in Ashby between Sept. 18 and Oct. 17. Three of the five carry a recorded sale price so far, ranging from $140,000 to $575,000, with a median of $180,000 among those three. The other two transactions have not yet had a price recorded, which is common for deeds filed within the past few weeks; prices typically appear in registry records within about a week of recording. With only five total transfers, the period reflects limited sales volume for the town, though the raw count alone does not establish whether that is typical for Ashby.

TOP SALES 110 Piper Road sold for $575,000 on Sept. 30. The seller was listed as Complete Home Improvement Inc., and the buyers were Brianna Ramirez and Jonathan Caceres. Bed, bath and square footage figures were not available in the deed record.

107 Piper Road sold for $180,000 on Oct. 6. Nancy C. Ouellette was the seller, and Ojas Properties LLC was the buyer.

251 Frost Road sold for $140,000 on Oct. 15. The sale involved the Daniel V. Hecht Trust as seller, with buyers listed as Platinum Development LLC and East Coast Platinum Development LLC.

Two additional transfers, at 170 Taylor Road and an unspecified Ashby address, do not yet have recorded sale prices.

NEIGHBORHOOD BREAKDOWN Piper Road accounted for two of the five transfers this period, at starkly different price points: $575,000 at 110 Piper Road and $180,000 at 107 Piper Road. The remaining recorded-price sale, $140,000, was on Frost Road. By price tier, two sales fell under $500,000 ($140,000 and $180,000) and one exceeded $500,000 ($575,000). The two transfers without recorded prices were on Taylor Road and at an address listed only as "Ashby, MA" in the deed data, so no price-tier placement is possible yet.

MARKET NOTES Two of the three priced transactions involved limited liability companies as buyers: Platinum Development LLC and East Coast Platinum Development LLC at 251 Frost Road, and Ojas Properties LLC at 107 Piper Road. The 110 Piper Road sale, the period's highest-priced transaction, involved individual buyers, Brianna Ramirez and Jonathan Caceres, and a corporate seller, Complete Home Improvement Inc. The 170 Taylor Road transfer moved ownership from Thomas H. Souter and Donn A.M. Souter to Thomas H. Souter and Donna M. Souter as trustees, a transfer within the same family name. No square footage or bedroom/bathroom data was available in any of the five deed records, so no price-per-square-foot comparisons can be made this period.
