Winchester home prices range widely as top sale tops $3 million in October

WINCHESTER -- Sixteen property transfers were recorded at the South Middlesex Registry of Deeds for Winchester between Sept. 25 and Oct. 24, but sale prices were available for only four of them, with the recorded amounts ranging from $990,000 to $3,025,000.

MARKET OVERVIEW

The registry recorded 16 total transfers during the period. Of those, four carried a sale price, ranging from $990,000 to $3,025,000, with a median of $1,774,950 among the priced transactions. The remaining 12 transfers show no consideration amount yet, a common pattern for entries that have not fully processed through the registry's data system; sale prices for these typically appear within about a week of recording. 15 Fieldstone Dr sold for $1,900,000 on Sept. 28. The seller was the Alda Coffey Family Trust, with Eve Alda Coffey as trustee; the buyers were Carlos Guillermo Chiappori Lopez and Paige Elizabeth Locke Chiappori.

5 Willowdale Rd sold for $1,649,900 on Oct. 6. Sellers Kevin M. Carson and Erica L. Carson sold to buyers Brian L. Ho and Priscilla S. Chai.

150 Cambridge St sold for $990,000 on Oct. 1. Sellers Christophe Estepa and Marie Christine Bellot sold to buyers Kun Shao and Alexandre Huon.

No street in this period recorded more than one transfer, so no street-level clustering emerged.
