Craig Road Sale Tops $4.8 Million as Acton Prices Hold Near $800,000 Median

ACTON -- A single Craig Road property sold for $4.8 million in October, the month's highest-priced transaction by a wide margin, while most other recorded sales in Acton clustered between $700,000 and $1 million.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 20 property transfers in Acton between Oct. 2 and Oct. 31. Of those, nine carried a recorded sale price, ranging from $279,000 to $4,800,000, with a median of $805,000 among the priced sales. The remaining 11 transfers were recorded as nominal-consideration transfers, meaning they listed a token amount, often $1 or $10, rather than a market price; those are not included in the price range or median. With 20 total recorded transactions but fewer than half carrying market prices, the raw count suggests a moderately active month for deed activity, though more than half of that activity reflects nominal-consideration transfers rather than arm's-length sales.

TOP SALES The month's top sale was 19 Craig Rd., which sold for $4.8 million on Oct. 16. The seller was listed as Craig Road Associates LLC and the buyer as Craig LLC. The second-highest sale was 2 Sutton Pl., which sold for $1.31 million on Oct. 9; sellers Frank E. Lovering and Frank Lovering sold to buyers Heewon Kim and Adam Hoy. Third was 136 Skyline Dr., Unit 98, which sold for $993,000 on Oct. 14; sellers Barbara K. Hurwitch and William Hurwitch, both listed as trustees, sold to the Susan M. Biagini Trust, with Susan M. Biagini as trustee. Fourth was 9 Cherry Ridge Rd., which sold for $899,900 on Oct. 15; sellers Jesse T. Welch and Laura A. Welch sold to buyers Richard J. Gedick Jr. and Aimee C. Kobjack. Rounding out the top five was 1 Duggan Rd., which sold for $805,000 on Oct. 13; sellers Thomas C. Kracz and Denise Y. Kracz sold to buyer Quinn M. Asher.

NEIGHBORHOOD BREAKDOWN Cherry Ridge Road saw two sales in October: 9 Cherry Ridge Rd. sold for $899,900 and 7 Cherry Ridge Rd. sold for $780,000, both recorded within two days of each other. No other street recorded more than one priced sale. By price tier, two sales fell under $500,000: a property on an address recorded simply as Acton, MA, which sold for $279,000, and 276 Main St., Unit 4C, which sold for $308,000. Five sales fell between $500,000 and $1 million: 18 Cowdrey Lane ($720,000), 7 Cherry Ridge Rd. ($780,000), 1 Duggan Rd. ($805,000), 9 Cherry Ridge Rd. ($899,900) and 136 Skyline Dr., Unit 98 ($993,000). Two sales exceeded $1 million: 2 Sutton Pl. ($1.31 million) and 19 Craig Rd. ($4.8 million).

MARKET NOTES Beds, baths and square footage are not available from deed records for any of the properties reported here. Of the nine priced sales, several involved condominium units, including 136 Skyline Dr., Unit 98 and 276 Main St., Unit 4C, alongside single-family street addresses such as 18 Cowdrey Lane and 1 Duggan Rd. The 19 Craig Rd. sale, at $4.8 million, stands well above every other recorded price this month; it was also the only transaction between two limited liability companies, Craig Road Associates LLC and Craig LLC. Eleven of the 20 recorded transfers were nominal-consideration transactions rather than market sales. Several of those show matching or related names between grantor and grantee, with "TR" or "TRUST" designations, including transfers at 27 Forest Rd., 5 Patriots Rd., 380 Great Rd. Unit B301, 388 Great Rd. Unit B23, 10 Wampus Ave. Unit 24, 2 Connor Dr. Unit 26, 19 Vanderbelt Rd., 8 Puritan Rd., 18 Nashoba Rd. and 7 Farmstead Way, consistent with a pattern of property being moved into or within a trust. One nominal-consideration transfer, at 11 Brabrook Rd., moved from Brabrook LLC to individual buyers Marcos Silva and Marcos Ramos Silva; the deed record does not indicate a shared name or trust designation for that transfer.
