Winchester Home Prices Climb as Rangeley Road Sale Tops $3 Million

WINCHESTER -- A single-family home on Rangeley Road sold for $3,025,000 in late September, the top transaction in a 16-deed stretch where most sale prices have not yet posted to registry records.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 16 property transfers in Winchester between Sept. 18 and Oct. 17. Of those, six carried a recorded sale price so far, ranging from $990,000 to $3,025,000, with a median of $1,184,500. The remaining 10 transfers show no consideration amount, which typically means the price has not yet reached the registry, not that it was withheld. Based on the raw count of 16 recorded transfers, deed activity was active for the four-week period, though more than half of them appear to be trust or estate-related transfers rather than open-market sales.

TOP SALES

The highest-priced transaction was 10 Rangeley Road, which sold for $3,025,000 on Sept. 30. The seller was listed as the Donaghey Revocable Trust, with Catherine C. Donaghey as trustee; the buyers were John D. O'Donnell and Katherine M. Garry.

At 15 Fieldstone Drive, the Alda Coffey Family Trust, with Eve Alda Coffey as trustee, sold the property for $1,900,000 on Sept. 28 to Carlos Guillermo Chiapporri Lopez and Paige Elizabeth Locke Chiapporri.

A condominium unit at 83 Church Street, Unit 16, sold for $1,269,000 on Sept. 23. The seller was a realty trust with Jayne R. Rutherford as trustee; the buyers were P. Edward Krayer and Susan A. Krayer.

At 38 Robinhood Road, Theresa L. Dileo and John C. Sardella sold to Douglas J. Ahern for $1,100,000 on Sept. 24.

And at 46 Clark Street, Dylan Dautel and Renee Dautel sold to Brigid Delaney and Kevin Kelly for $1,035,000 on Sept. 18.

NEIGHBORHOOD BREAKDOWN

Cambridge Street saw two separate transfers during the period: 150 Cambridge St. sold for $990,000, while 93 Cambridge St. changed hands with no recorded price, as sellers Houry A. and Avedis S. Boyamian transferred the property to themselves as trustees. No other street had more than one recorded transfer.

By price tier among the six sales with recorded figures: one sale fell under $1 million (150 Cambridge St. at $990,000); three fell between $1 million and $1.5 million (46 Clark St., 38 Robinhood Rd. and 83 Church St. Unit 16); and two topped $1.5 million (15 Fieldstone Dr. and 10 Rangeley Rd.).

MARKET NOTES

Ten of the 16 recorded transfers during this period involved a seller and buyer sharing the same last name, with ownership moving into a revocable trust or between family trustees, including transfers on Oneida Circle, Grant Road, Wellington Road, Hillside Avenue, Wickford Road, Hemingway Street, Eaton Street and both Cambridge Street and Swan Road. These transfers carry no recorded sale price, consistent with their nature as estate-planning or intra-family transfers rather than market sales. Of the six sales with recorded prices, one was a condominium unit (83 Church St., Unit 16); the rest appear to be single-family transfers based on the addresses recorded. No square footage or bedroom/bathroom data was available from the deed records to assess price-per-square-foot patterns.
