Weston Sale Prices Span Wide Range From $525,000 to $4.15 Million

WESTON -- Eighteen property transfers were recorded in Weston over the past month, topped by a $4.15 million sale on Pollywog Lane, though sale prices had not yet been recorded for half of the deeds filed with the registry.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 18 property transfers in Weston between Sept. 11 and Oct. 10. Of those, nine carried a recorded sale price, ranging from $525,000 to $4,150,000, with a median of $1,705,000. The other nine deeds had no price recorded yet, which is typical for recently filed transfers and does not indicate the price was withheld. Several of the unpriced transfers appear to be trust, estate or family-related transfers rather than open-market sales, which may explain why price data has not followed for some of them. Eighteen recorded transfers in a four-week span indicates a steady pace of activity in town, measured by volume alone.

TOP SALES

The month's highest-priced transaction was 7 Pollywog Lane, which sold for $4,150,000 on Oct. 1. Sellers Eric L. Svenson and Sarah Svenson transferred the property to the LR Pollywog Trust, with Mary Ellen Ringo as trustee.

At 24 Trailside Road, Peter A. and Ann B. Lombard sold their property to Farley Urmston for $2,900,000 on Sept. 22.

416 Conant Road sold for $2,300,000 on Sept. 16. Sellers Zachary J. and Hanna E. Burnett transferred the property to Mansoor Raza Mirza and Anna Mirza.

At 302 Concord Road, Wiley Anderson Wasden IV sold the property for $1,775,000 on Sept. 29 to Abrihette Joyce Reid Yawa and Nathan Kamen Partlan.

680 South Ave Unit 13, a condominium unit, sold for $1,705,000 on Sept. 30. Trustees David and Amy Robbins transferred the unit to Dennis A. Kirshy Sr. and Valerie A. Kirshy.

NEIGHBORHOOD BREAKDOWN

South Avenue was the only street with more than one recorded transfer this period: the $1,705,000 sale of 680 South Ave Unit 13 on Sept. 30, and a transfer at 123 South Ave on Sept. 24 from Kathi Fairbend to herself as trustee and to the South Avenue Weston Realty Trust, for which no price has been recorded yet.

Among the nine sales with recorded prices, one fell in the $500,000-to-$1 million range: 63 Brook Road at $525,000. Five fell between $1 million and $2 million: 0 Wellesley St. ($1,170,000), 26 Arrowhead Road ($1,430,000), 40 Hobbs Brook Road ($1,650,000), 680 South Ave Unit 13 ($1,705,000) and 302 Concord Road ($1,775,000). Three sales exceeded $2 million: 416 Conant Road ($2,300,000), 24 Trailside Road ($2,900,000) and 7 Pollywog Lane ($4,150,000).

MARKET NOTES

Of the nine deeds without a recorded price, most involve a seller and buyer with the same or overlapping surnames, often paired with trustee or trust language: 348 Boston Post Road, 116 Sherburn Circle, 52 Pine St., 123 South Ave, 56 Black Oak Road, 18 Apple Crest Road, 158 Newton St. and 1 Upham Way Unit 1 all fit this pattern. 18 Apple Crest Road lists the identical names as both seller and buyer. These transfers suggest the month's unpriced deeds are concentrated among intra-family, trust and estate transactions rather than open-market sales, consistent with why consideration amounts have not yet appeared for them.

The dataset includes at least two condominium transactions, 680 South Ave Unit 13 and 1 Upham Way Unit 1, alongside single-family home transfers; no multi-family transfers appear in this period's data. No bedroom, bathroom or square-footage figures were available from the deed records, so no price-per-square-foot comparisons could be made this month.
