Weston October Sales Show Wide Price Spread Amid Family Trust Transfers

WESTON -- Seventeen property deeds were recorded for Weston addresses between Sept. 25 and Oct. 24, with sale prices ranging from $525,000 to $4.15 million among the seven transactions that carried recorded figures. The remaining 10 deeds, most of them transfers into family trusts, had not yet shown a price in registry records as of this writing.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 17 transfers of Weston property during the period. Of those, seven carried a recorded sale price, ranging from $525,000 to $4,150,000, with a median of $1,705,000. The other 10 deeds showed no consideration amount, which is standard for deeds that have not yet had pricing data posted, as well as for many trust and estate transfers. Based on raw deed count alone, 17 recorded transactions over the roughly one-month span represents a notable volume of activity for the town, though the limited number of disclosed prices, fewer than half of all deeds, constrains how much can be said about pricing trends this period.

TOP SALES

The period's highest-priced sale was 7 Pollywog Lane, which sold for $4,150,000 on Oct. 1. Eric L. Svenson and Sarah Svenson sold the property to the LR Pollywog Trust, with Mary Ellen Ringo as trustee.

The second-highest sale was 26 Cart Path Road, which sold for $3,500,000 on Oct. 13. Dennis A. Kirshy and Valerie A. Kirshy sold the home to Eugene Reznik and Julia Reznik.

At 302 Concord Road, the property sold for $1,775,000 on Sept. 29. Wiley Anderson Wasden IV sold the home to Abrihette Joyce Reid Yawa and Nathan Kamen Partlan.

A condominium unit at 680 South Ave., Unit 13, sold for $1,705,000 on Sept. 30. David Robbins and Amy Robbins, as trustees, sold the unit to Dennis A. Kirshy Sr. and Valerie A. Kirshy, the same sellers of 26 Cart Path Road.

At 287 Glen Road, the property sold for $1,500,000 on Oct. 14. Wit Busza and Christina W. Busza sold the home to Madison Bunce and Jonathan Bunce.

NEIGHBORHOOD BREAKDOWN

Brook Road was the only street with more than one recorded sale: a condominium unit at 81 Brook Road, Unit 81, sold for $875,000 on Oct. 2, and a single-family property at 63 Brook Road sold for $525,000 on Oct. 1. All other priced sales occurred on separate streets. By price tier, two sales fell under $1 million (63 Brook Road and 81 Brook Road Unit 81); three fell between $1 million and $2 million (287 Glen Road, 680 South Ave. Unit 13 and 302 Concord Road); and two exceeded $3 million (26 Cart Path Road and 7 Pollywog Lane).

MARKET NOTES

Of the seven sales with recorded prices, two involved condominium units (81 Brook Road Unit 81 and 680 South Ave. Unit 13); the rest were single-family addresses. Dennis A. Kirshy and Valerie A. Kirshy appear in the data both as sellers of 26 Cart Path Road for $3,500,000 and as buyers of 680 South Ave. Unit 13 for $1,705,000, both recorded within two weeks of each other.

Ten of the 17 deeds recorded in the period, a majority, involved transfers in which the grantor and grantee share the same family name and the receiving party is listed as a trustee or family entity: 140 Orchard Ave., 17 Applecrest Road, 45 Drabbington Way, 334 Wellesley St., 133 River Road, 297 Meadowbrook Road, 8 Bogle St., 348 Boston Post Road, 116 Sherburn Circle and 52 Pine St. None of these carried a recorded sale price. At 63 Brook Road, the seller and buyer are also listed under the same name, Paul Sanford Wilkins, alongside co-seller Anna Katharina Wilkins.
