Arlington Home Sale Prices Span $1 Million to $2.71 Million in Late Fall

ARLINGTON -- Seven arm's-length home sales recorded at the South Middlesex Registry of Deeds between Sept. 25 and Oct. 24 ranged from $1 million to $2.71 million, with a median price of $1.375 million, while roughly half of the 16 total deeds filed in the period involved transfers among family members or into family trusts rather than open-market sales.

MARKET OVERVIEW The registry recorded 16 total property transfers in Arlington during the period. Of those, seven carried a recorded sale price, ranging from $1,000,000 to $2,710,000, with a median of $1,375,000 among the priced sales. The remaining nine transfers show no consideration amount; most of these involve sellers and buyers sharing the same surname or a trust bearing the seller's name, a pattern consistent with family or estate-related transfers rather than a reporting lag. Based on the raw count of priced transactions, the period reflects a moderate pace of arm's-length activity for the town.

TOP SALES 95 Grandview Rd sold for $2,710,000 on Sept. 29, the highest-priced transaction recorded. Epping Street LLC was the seller; Ian W. Just was the buyer. 7 Park Cir sold for $2,000,000 on Sept. 30; Kathleen R. Hamilton, trustee, and the Park Circle Nominee Trust sold to Laura and Dmitriy Khesin. 147 Lowell St sold for $1,550,000 on Sept. 28; Alexandra S. Muhs and Jutta Muhs sold to Nichola Haddad and Michael Tolan. 64 Overlook Rd sold for $1,375,000 on Sept. 30; Shaolong Cao and Jie Dai sold to Jimmy C. and Allison L. Khaw. 21 Valentine Rd sold for $1,301,000 on Oct. 1; Norton T. and Pamela N. Allen sold to Carrie H. O'Neil and Timothy J. O'Brien.

NEIGHBORHOOD BREAKDOWN Appleton Street had two recorded transfers: 88 Appleton St, part of a cluster of transactions involving M Caruso Family LLC with no price yet recorded, and 65 Appleton St Unit A, a transfer from Nita D. Sahani to the Nita D. Sahani Trust, also without a recorded price. By price tier among the seven sales with recorded considerations: four fell between $1 million and $1.5 million (134 Lake St, 1 Russell Plc Unit 1, 21 Valentine Rd and 64 Overlook Rd); two fell between $1.5 million and $2 million (147 Lowell St and 7 Park Cir); and one exceeded $2 million (95 Grandview Rd). No other street names repeated in the dataset.

MARKET NOTES Four separate deeds dated Oct. 1 involved M Caruso Family LLC as grantor, with properties on Ridge Street, Appleton Street and Mystic Street, plus one additional Arlington transfer without a listed street address; buyers on each included individuals or trusts bearing the Caruso name. None of these four carries a recorded price. Beyond the Caruso cluster, five more of the period's transfers moved property into a trust sharing the seller's name: 36 Jason St (Smith), 11 Acton St Unit 11 (Georgi), 183 Forest St (Singh) and 31 Chester St (Byrne), none of which show a sale price. Property types among the priced sales were predominantly single-family homes, with one condominium unit, 1 Russell Plc Unit 1, selling for $1,005,000. Bedroom, bathroom and square-footage data were not available in the deed records for any property in this period.
