Wayland Sale Prices Range Widely From $590,000 to $5 Million This Period

WAYLAND -- Eighteen property transfers were recorded at the South Middlesex Registry of Deeds for Wayland between Sept. 18 and Oct. 17, with sale prices ranging from $590,000 to $5 million. The $5 million sale of a Commonwealth Road property to a pair of limited liability companies was the period's largest transaction.

MARKET OVERVIEW The registry recorded 18 property transfers in Wayland during the period, but only 11 carried a recorded sale price; the remaining seven showed price not yet available, which is common for recently filed deeds. Among the 11 priced sales, the median was $875,000. Based on the raw count alone, 18 recorded transfers is a moderate volume for a one-month stretch, though more than a third of those filings were trust-to-trust or estate transfers rather than open-market sales.

TOP SALES The largest sale was 188 Commonwealth Road, which sold for $5 million on Oct. 6. The seller was Royal Wayland RE LLC, and the buyers were Commonwealth Road LLC and Commonwealth Road II LLC. A property listed in registry records only as located in Wayland, without a street address, sold for $2,120,000 on Oct. 15; the sellers were Patrick M. Scranton and Emily Scranton, and the buyers were Kaitlyn Elizabeth Godfrey and Dominic Johannes Breuer. At 6 Brewster Road, a $1.2 million sale closed Sept. 30, with the Michele B. Levine Trust as seller and Derek Peter Houseknecht and Mary Eleanore Houseknecht as buyers. A condominium unit at 17 Wadsworth Lane, Unit 17, sold for $1.1 million on Sept. 25; the seller was listed as Katerina Ostrovsky, trustee, and the buyer was Michelle R. McCreery. Rounding out the top five, 8 Wampum Road sold for $950,000 on Oct. 13, with Wampum Road Realty Trust as seller and Todd and Nancy McFarland as buyers.

NEIGHBORHOOD BREAKDOWN No street in the dataset recorded more than one sale, so transactions are grouped by price tier. Two sales closed under $700,000: 6 Green Way, Unit 101, at $590,000 and 224 West Plain Street at $610,000. Five sales fell between $700,000 and $1 million: 6 Charles Street ($700,000), 348 Old Connecticut Path ($739,000), 37 Oxbow Road ($775,000), 64 Plain Road ($875,000) and 8 Wampum Road ($950,000). Four sales exceeded $1 million: 17 Wadsworth Lane, Unit 17 ($1.1 million), 6 Brewster Road ($1.2 million), the unaddressed Wayland sale ($2,120,000) and 188 Commonwealth Road ($5 million).

MARKET NOTES Three of the period's sales involved condominium units: 6 Green Way, Unit 101; 17 Wadsworth Lane, Unit 17; and 22 Lillian Way, Unit 21, the last of which had no recorded price. The $5 million Commonwealth Road sale involved two LLC entities on either side of the transaction, distinguishing it from the single-family and condominium sales that made up most of the period's activity. Among the seven transfers without a recorded sale price, six, at 8 Holiday Road, 4 Hearthstone Circle, 156 Pelham Island Road, 1 Old Sudbury Road, 22 Lillian Way and 19 Pequot Road, listed the same individuals as both grantor and grantee, typically moving from individual ownership into a trust. The seventh, 4 Maguire Road, involved different parties, Martha J. Madden as seller and Cynthia Slater as buyer, and its price was not yet available in registry data at the time of this report.
