Wayland Home Prices Span $590,000 to $5 Million Over Four Weeks

WAYLAND -- Seventeen property deeds were recorded in Wayland between Sept. 25 and Oct. 24, led by a $5 million transfer of a Commonwealth Road property between two limited liability companies. Thirteen of the 17 transactions carried a recorded sale price by the close of the period.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 17 Wayland property transfers during the period. Of those, 13 included a sale price, ranging from $590,000 to $5,000,000, with a median of $930,000 among the priced sales. The remaining four deeds, for 6 Rolling Lane, 8 Holiday Road, 4 Maguire Road and 4 Hearthstone Circle, show price not yet available; three of those four list a seller and buyer with the same or related surname, consistent with trust or estate transfers within a family. Based on the raw count alone, 17 recorded transactions is the total volume for the period; no prior-month figures were provided for comparison.

TOP SALES The largest transaction was 188 Commonwealth Road, which sold for $5,000,000 on Oct. 6. The seller was Royal Wayland RE LLC and the buyers were Commonwealth Road LLC and Commonwealth Road II LLC. A Wayland property with no street address listed in the deed record sold for $2,120,000 on Oct. 15; the sellers were Patrick M. Scranton and Emily Scranton, and the buyers were Kaitlyn Elizabeth Godfrey and Dominic Johannes Breuer. Two sales tied at $1,200,000: 6 Hayward Road sold Oct. 22 from sellers Emory and Susan Ford to the Peter Garfield and Laura Sices Living Trust, with Laura Sices as trustee; and 6 Brewster Road sold Sept. 30 from the Michele B. Levine Trust to Derek Peter Houseknecht and Mary Eleanore Houseknecht. Rounding out the top five, 17 Wadsworth Lane Unit 17 sold for $1,100,000 on Sept. 25, from sellers Katerina Ostrovsky and K. Ostrovsky, as trustees, to buyer Michelle R. McCreery.

NEIGHBORHOOD BREAKDOWN Rolling Lane had two transfers in the period: 39 Rolling Lane sold for $930,000 on Oct. 21, while 6 Rolling Lane, a transfer from Jacqueline Carole Dendunnen to Jacqueline C. Dendunnen as trustee, has a price not yet available. No other street recorded more than one sale in this period. By price tier among the 13 priced sales: two sold under $700,000 (6 Green Way Unit 101 at $590,000 and 224 W Plain Street at $610,000); six sold between $700,000 and $1 million (6 Charles Street, 348 Old Connecticut Path, 37 Oxbow Road, 64 Plain Road, 39 Rolling Lane and 8 Wampum Road); and five sold above $1 million (17 Wadsworth Lane Unit 17, 6 Hayward Road, 6 Brewster Road, the unaddressed Wayland property at $2,120,000, and 188 Commonwealth Road).

MARKET NOTES The sales mix included at least two condominium units, 6 Green Way Unit 101 and 17 Wadsworth Lane Unit 17, both of which sold at or below $1.1 million. The period's highest sale, 188 Commonwealth Road at $5,000,000, involved an LLC seller and LLC buyers, distinguishing it from the individual and trust buyers and sellers recorded in the other 16 transactions. Four of the 17 deeds show price not yet available, and three of those four list matching or closely related buyer and seller names, consistent with trust-to-trust or individual-to-trust transfers rather than open-market sales. Beds, baths and square footage were not available in the deed data and are omitted from this report.
