Watertown Sale Prices Span $530,000 to $1.735 Million, Median Tops $730,000

WATERTOWN -- Six Watertown property sales carried a recorded price in the deeds filed between Sept. 11 and Oct. 10, topped by a $1,735,000 condominium sale on Edenfield Avenue, while eight other transfers recorded in the same period have no price on file yet.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 14 Watertown property transfers during the period. Of those, six carried a sale price, ranging from $530,000 to $1,735,000, with a median of $731,250. The other eight transfers have no price recorded yet, which is typical for recently filed deeds and does not indicate a private or undisclosed sale. With price data available for fewer than half of the period's transfers, it is too early in the data cycle to characterize the month as particularly active or quiet based on the raw count alone.

TOP SALES The highest-priced sale was 273 Edenfield Ave., Unit 273, which sold for $1,735,000. Edenfield Ave LLC was the seller; Arindran Devaprasad and Helen Samuel were the buyers. At 124 Fayette St., John J. Smolski sold to Shirvan Badalian for $1,200,000. A unit at 110 Poplar St., Unit 2, sold for $812,500; the sellers were listed as the Luke and Jessica Heffernan Living Trust and Luke H. Heffernan as trustee, and the buyers were Stephen D. Watkins and Sarah Thang Ming Qin. At 44 Bennett Rd., Nicholas J. Mancini and the estate of John L. Mancini sold to Preferred Contracting and Maintenance LLC for $650,000. Two sales tied at $530,000: a unit at 141 Coolidge Ave., Unit 517, sold by Eric Michael Schillig and Linda Joan Pappa as trustees to Armineh Mirzabegian, and a unit at 264 Lexington St., Unit 304, Building 2, sold by Maria F. Lerda to Kaitlin J. Arsenault.

NEIGHBORHOOD BREAKDOWN Two streets each had two recorded transfers. Bigelow Avenue saw transfers at Unit 22 and Unit 24, both without a recorded price; in each case the same individuals appear as both seller and buyer, with the buyer listed as trustee of a trust bearing their own name. Coolidge Avenue also had two transfers: the $530,000 sale at Unit 517 and a still-unpriced transfer at Unit 304. By price tier among the six sales with recorded figures, four fell in the $500,000-to-$1 million range (the two $530,000 condos, the $650,000 Bennett Road sale and the $812,500 Poplar Street unit), and two exceeded $1 million (Fayette Street and Edenfield Avenue).

MARKET NOTES A clear pattern separates the priced and unpriced transfers in this dataset. All eight transfers without a recorded price list the same individual, or the same family, on both the grantor and grantee side, consistent with a transfer into or out of a trust or estate rather than a sale to an unrelated buyer. By contrast, all six transfers with a recorded price involved different parties on each side of the transaction. The six priced sales also split between property types: three were condominium units (Edenfield Avenue, Poplar Street and the two Coolidge/Lexington condos), and two were single-family or multi-unit properties on Fayette Street and Bennett Road.
