WATERTOWN -- A condominium at 273 Edenfield Ave. sold for $1,735,000 in late September, the highest-priced transaction recorded in Watertown over the past month, as the South Middlesex Registry of Deeds logged 14 property transfers with sale prices ranging from $650,000 to $1,735,000.

MARKET OVERVIEW The registry recorded 14 property transfers in Watertown between Sept. 25 and Oct. 24. Of those, eight carried a recorded sale price so far, ranging from $650,000 to $1,735,000, with a median sale price of $1,175,000 among the priced sales. The remaining six transfers show "price not yet available," which is common for deeds recently filed with the registry. Based on the raw count of 14 transfers, the period shows a consistent pace of activity, though more than a third of sales lack pricing data at this time.

TOP SALES The highest-priced sale was a condominium unit at 273 Edenfield Ave., which sold for $1,735,000 on Sept. 25; Edenfield Ave LLC sold the unit to Arindran Devaprasad and Helen Samuel. The second-highest sale was 134 Mount Auburn St., Unit 7, which sold for $1,482,500 on Oct. 2; Peter Wittenborg sold the unit to Michele R. Klau and Michael D. Klau. A single-family or multi-family property at 39 Green St. sold for $1,302,500 on Sept. 30, with Pleasant LLC selling to Ian N. Sue Wing and Carolyn E. Wood. At 124 Fayette St., John J. Smolski sold the property to Shirvan Badalian for $1,200,000 on Sept. 29. Rounding out the top five, a condominium at 130 Mt. Auburn St., Unit 2, sold for $1,150,000 on Sept. 30; the Bensinger Realty Trust, with Carolyn S. Bensinger as trustee, sold the unit to Tessa Steinert Evoy.

NEIGHBORHOOD BREAKDOWN Mount Auburn Street recorded two sales in the period: the $1,482,500 condo sale at 134 Mount Auburn St., Unit 7, and the $1,150,000 condo sale at 130 Mt. Auburn St., Unit 2. The East Street and Grant Avenue addresses both reference "Unit 97 Blg K," with two transfers on Oct. 1 involving Patricia A. Boudrot and Harry R. Bedig in differing buyer and seller roles; both sales show price not yet available.
