Watertown Home Prices Hold Near $943,500 Median In Latest Sales Period

WATERTOWN -- Fourteen property transfers were recorded in Watertown's portion of the South Middlesex Registry of Deeds between Sept. 18 and Oct. 17, with eight of those sales carrying a confirmed price so far. The priciest transaction, a condominium on Edenfield Avenue, closed at $1,735,000.

MARKET OVERVIEW

Of the 14 recorded transfers, eight have a sale price on file, ranging from $389,000 to $1,735,000. The median sale price among those eight is $943,500. The remaining six transfers show no price yet, which is typical for deeds recently filed with the registry; prices for those generally appear within about a week. With 14 total transfers in a one-month span, the period shows a moderate level of recorded activity, though six of those are same-name or trust transfers rather than traditional buyer-seller sales.

TOP SALES

The top sale was 273 Edenfield Ave., Unit 273, which sold for $1,735,000 on Sept. 25. The seller was Edenfield Ave LLC; buyers were Arindran Devaprasad and Helen Samuel. Bed, bath and square footage figures were not available from deed records.

Second was 39 Green St., which sold for $1,302,500 on Sept. 30. The seller was Pleasant LLC; buyers were Ian N. Sue Wing and Carolyn E. Wood.

Third was 124 Fayette St., which sold for $1,200,000 on Sept. 29. John J. Smolski sold the property to Shirvan Badalian.

Fourth was 130 Mt Auburn St., Unit 2, which sold for $1,150,000 on Sept. 30. The sellers were the Bensinger Realty Trust and Carolyn S. Bensinger, trustee; the buyer was Tessa Steinert Evoy.

Fifth was 5 Repton Cir., Unit 5101, which sold for $737,000 on Sept. 30. Lynton Brent Manssen sold the unit to Richard D. and Darlene Sewall.

NEIGHBORHOOD BREAKDOWN

Two streets saw multiple transfers this period. Mt Auburn Street had two sales: the $1,150,000 condo sale at Unit 2 and a transfer at 183 Mt Auburn St., Unit 34, for which a price is not yet available. Bigelow Avenue also had two transfers, at Unit 22 and Unit 24, both without a recorded price so far and both involving sellers and buyers sharing the same last name, consistent with a family or trust transfer.

By price tier among the eight sales with confirmed prices: one sale was under $500,000 ($389,000, an address not fully specified in the deed record); three fell between $500,000 and $1 million ($530,000, $650,000 and $737,000); and four exceeded $1 million ($1,150,000, $1,200,000, $1,302,500 and $1,735,000).

Separately, 37 Carver Rd. and 78 Dexter Ave. were both sold by Anthony and Taylor Coppola on Sept. 30, to Carver Road LLC and Dexter Avenue LLC, respectively. Neither sale has a recorded price yet.
