Two multimillion-dollar deals push Waltham's September sale prices higher

WALTHAM -- A commercial-scale sale on Main Street topped Waltham's real estate activity for the period ending Oct. 24, even as most of the month's recorded deeds involved family trusts rather than open-market transactions.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 18 property transfers in Waltham between Sept. 25 and Sept. 30, 2026. Of those, seven carried a recorded sale price so far, ranging from $578,000 to $8,540,291, with a median of $1,020,000 among the priced sales. The remaining 11 transfers have no price yet available, a pattern consistent with data lag or with transfers into trusts, which often do not carry a sale price. Based on raw count alone, 18 recorded transfers is a moderate volume for a single reporting window, though the mix of trust-to-trust transfers means fewer than half represent clear arm's-length sales.

TOP SALES The highest-priced transaction was 600 Main St., which sold for $8,540,291 on Sept. 30. The seller was listed as Brightbridge Credit Union and the buyer as Waltham City, indicating a municipal or institutional transaction rather than a typical single-family sale. Second was 187 Lexington St., which sold for $6,230,000 on Sept. 25; the seller was Lexington LLC and the buyer Lex LLC. Third was 87 Hardy Pond Rd., sold for $1,035,000 on Sept. 28, with seller W E Ohnemus LLC and buyers Victor Alan Ying and Jingyi Sun. Fourth was 694 Trapelo Rd., sold for $1,020,000 on Sept. 29; sellers were Henry C. Madison Jr., trustee, and Paulette Ayres Madison, trustee, with buyers Peter Handlin and Diane Rose. Fifth was 20 Riverview Ave., sold for $950,000 on Sept. 30; sellers were Marie Younker, trustee, and Denise Panichas, trustee, with buyers Joyce P. Van Alstyne and Erik B. Van Alstyne.

NEIGHBORHOOD BREAKDOWN Marivista Avenue had two recorded transfers: 50 Marivista Ave. sold for $627,500, while 90 Marivista Ave. changed hands with no price yet available. No other street had more than one recorded transfer. By price tier among sales with recorded figures: two sales fell below $650,000 (9 Russell St. Unit 3 at $578,000 and 50 Marivista Ave. at $627,500); one sale landed in the $650,000-to-$1 million range (20 Riverview Ave. at $950,000); two sales fell between $1 million and $2 million (694 Trapelo Rd. and 87 Hardy Pond Rd.); and two sales exceeded $5 million (187 Lexington St. and 600 Main St.).

MARKET NOTES Eleven of the 18 recorded transfers involved sellers and buyers with matching or closely related names, often shifting ownership into trusts, such as 81 Arcadia Ave., 11 Grant Ave., 227 Grove St., 30 Blossom St., 90 Marivista Ave., 47 Cowasset Ln. and 32 Milner St. None of those 11 transfers carry a recorded price. Property types among the priced sales include at least two condominium units, 9 Russell St. Unit 3 and 372 River St. Unit 3 (the latter without a price yet), alongside single-family and multi-unit properties. The 600 Main St. transaction, given its price and the identities of the parties, appears to involve a commercial or institutional property rather than a residential home, which widens the overall price range beyond what a typical residential sale would show. No square footage or bedroom/bathroom data was available in the deed records for any property.
