Two Lexington Properties Tie for Top Sale at $3.3 Million

LEXINGTON -- Nineteen properties changed hands in Lexington between Sept. 25 and Oct. 24, with two separate transactions each closing at $3.3 million, the highest prices recorded in the period so far.

MARKET OVERVIEW

Nine of the 19 recorded deeds carried a sale price as of this report; the remaining 10 are still awaiting consideration figures at the registry, a routine lag rather than an indication that any party withheld the amount. Among the nine priced sales, prices ranged from $1,199,000 to $3,300,000, with a median of $1,695,000. A count of 19 recorded deeds in a single month is a notable volume on its own, though with just under half of those sales showing prices, the full picture of the period's dollar activity remains incomplete.

TOP SALES

439 Marrett Road sold for $3,300,000 on Oct. 8. The seller was listed as Amy S. Griffin, trustee of the Curtin Realty Trust, and the buyer as Marrett Residences LLC.

8 Porter Lane also sold for $3,300,000, on Oct. 1. Sellers Yanbin Xing and Aihui Zhu transferred the property to buyers Tiansheng Zhang, trustee, and Liang Li, trustee.

223 Grove Street sold for $3,000,000 on Sept. 25. The seller was North Shore Residential Development Inc.; buyers were Koorosh Haghayeghi and Ida Salehi.

10 Eliot Road sold for $2,550,000 on Oct. 9. Seller Christian Andersen transferred the property to buyers Shane Reuter and Brinleigh Reuter.

20 Village Circle sold for $1,695,000 on Sept. 30. The seller was listed as Meredith H. Greene, trustee of a revocable trust, and the buyer was Conor James Sheil.

Beds, baths and square footage are not available from deed records for any of these transactions.

NEIGHBORHOOD BREAKDOWN

Jefferson Drive saw two condominium unit transfers in the period: Unit 10 on Sept. 30 and Unit 16 on Sept. 28. Both were transfers from individual owners to revocable trusts bearing the same family names, and neither has a recorded sale price yet.

Among the nine sales with recorded prices, five fell in the $1 million to $2 million range: the Lexington address tied to FK Partners Lexington LLC ($1,199,000), 15 Curve Street ($1,300,000), 16 Bryant Road ($1,500,000), 10 Hayes Avenue ($1,570,000) and 20 Village Circle ($1,695,000). Four sales topped $2 million: 10 Eliot Road, 223 Grove Street, and the matching $3.3 million sales at 439 Marrett Road and 8 Porter Lane.

MARKET NOTES

Nine of the 10 transactions without a recorded price involve a seller and buyer sharing the same family name, with the buyer listed as a trustee of a trust bearing that family's name, at 1 Locust Avenue, 42 Valleyfield Street, 509 Bedford Street, 8 Bushnell Drive, 10 Jefferson Drive, 7 Wingate Road, 28 Fairlawn Lane, 16 Jefferson Drive and 91 Bridge Street. These read as transfers into family or estate trusts rather than open-market sales. The 10th price-pending transaction, 48 Emerson Gardens Road Unit 48, involves unrelated buyer and seller names and appears to be a standard sale awaiting a recorded price.

The nine priced sales were a mix of single-family addresses and one entry, the FK Partners Lexington LLC transaction, listed without a specific street address. The $3.3 million sale at 439 Marrett Road is notable for its buyer, an LLC rather than an individual, distinguishing it from the other top sales, which all list individual buyers.
