Two Boxborough Homes Top $1.3 Million in Mid-September Sales

BOXBOROUGH -- Seven property transfers recorded at the South Middlesex Registry of Deeds between Aug. 21 and Sept. 19 ranged from $135,000 to $1.5 million, with two single-family sales each topping $1.3 million within a two-day span in mid-September.

MARKET OVERVIEW

The registry recorded seven sales for the period. Six carried a sale price on file, ranging from $135,000 to $1,500,000, with a median of $271,000. The price for 60 Barteau Lane is not yet available. Seven recorded transfers over a four-week window is a modest count for the town on raw numbers alone; there is no prior-period figure in this data set to compare it against.

TOP SALES

324 Old Harvard Road sold for $1,500,000 on Sept. 17, the period's highest price. Svitlana Malik and Andrii Malik sold the property to Catherine Helman and Mark Helman.

85 Cedarwood Road sold for $1,370,000 on Sept. 18. Yiling Fang and Yi Ling Fang sold the property to Alex John Heath Jackson and Paige Newbrough Kirby.

56 Macintosh Lane sold for $330,000 on Sept. 1. Katherine B. Jassen sold the property to Morgan Jassen; both parties share the Jassen surname.

35 Swanson Court, Unit 32, Building D, sold for $212,000 on Aug. 31. The Susan F. Evans Living Trust sold the unit to Puja Sharma and Manoj Sharma.

220 Swanson Road, Unit 602, sold for $199,500 on Aug. 28. Ben Holt and Jill Holt sold the unit to Kevin McClellan.

NEIGHBORHOOD BREAKDOWN

Two of the period's seven sales were on Swanson-named roads: 35 Swanson Court, Unit 32, Building D ($212,000) and 220 Swanson Road, Unit 602 ($199,500), both condominium units. By price tier, four of the six priced sales fell under $500,000: 30 Spencer Road Unit 30E ($135,000), 220 Swanson Road Unit 602 ($199,500), 35 Swanson Court Unit 32 ($212,000) and 56 Macintosh Lane ($330,000). No sales fell in the $500,000-to-$1-million range. Two sales exceeded $1 million: 85 Cedarwood Road ($1,370,000) and 324 Old Harvard Road ($1,500,000). The price for 60 Barteau Lane, the seventh transfer, is not yet available.

The period's sales included a mix of property types: three condominium unit transfers (30 Spencer Road Unit 30E, 35 Swanson Court Unit 32 and 220 Swanson Road Unit 602) alongside single-family sales at Cedarwood Road, Old Harvard Road, Macintosh Lane and Barteau Lane. Two transfers appear to be within-family or trust-related transactions rather than open-market sales: 60 Barteau Lane moved from Ian Taylor Hurst and Stephanie Kelley Hurst to Ian T. Hurst and Stephanie K. Hurst as trustees, and 56 Macintosh Lane moved between two individuals sharing the Jassen surname. A third transfer, 35 Swanson Court Unit 32, involved a living trust as seller. Bedroom, bathroom and square-footage figures are not available from deed records for any of the sales.
