Ridge Street Duo Anchors Arlington's Priciest Home Sales Above $1.2 Million

ARLINGTON -- Two homes on Ridge Street sold for more than $1.2 million apiece in the past month, anchoring a period in which half of Arlington's recorded property transfers were family trust arrangements rather than open-market sales.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 18 property transfers in Arlington between Aug. 21 and Sept. 19. Sale prices were available for nine of the 18 transactions as of this reporting; the remaining nine had no price yet, which is normal since consideration amounts typically post to registry data about a week after recording. Among the nine sales with recorded prices, amounts ranged from $475,000 to $1,245,000, with a median of $860,000. At 18 recorded transfers, the period's raw volume was moderate; whether that reflects an active or quiet market cannot be determined from count alone without a prior-period comparison.

TOP SALES The highest-priced sale was 11 Venner Rd, which sold for $1,245,000 on Aug. 25. The seller was J Martin Devine Jr., trustee of the J Martin Devine Revocable Trust; the buyers were Sarah E. Carr and Benjamin J. Carr, as trustees.

At 115 Ridge St, the property sold for $1,225,000 on Aug. 26. Thomas B. Low and Linda Low were the sellers; Cody Goodwin and Meg Ziegler were the buyers.

Two more sales tied at $1,200,000. At 119 Ridge St, John Grossman and Christina Cool sold to John Adimari and Brittany Adimari on Aug. 24. At 28 Nicod St, Nicod Street LLC sold to Shamik S. Sharma and Soniya S. Vaidya, both as trustees, on Aug. 21.

Rounding out the top sales, 2 Montrose Ave sold for $860,000 on Aug. 25. The seller was Paula A. Warren, trustee of the Montrose Avenue Realty Trust; the buyers were Jacquelyn N. Bennett and John Ardizzoni.

NEIGHBORHOOD BREAKDOWN Ridge Street stood out as the only street with more than one recorded sale in the period, with 115 Ridge St and 119 Ridge St both selling in the $1.2 million range within two days of each other. Beyond that, sales are grouped here by price tier. Under $500,000: one sale, the $475,000 condo unit at 53 Churchill Ave Unit 1. Between $500,000 and $1 million: four sales, at 127 Sunnyside Ave ($620,000), 88 Park Ave Unit 407 ($745,000), 4 Inverness Rd ($840,000) and 2 Montrose Ave ($860,000). Above $1 million: four sales, at 28 Nicod St, 119 Ridge St, 115 Ridge St and 11 Venner Rd, all between $1,200,000 and $1,245,000.

MARKET NOTES Nine of the 18 recorded transfers, exactly half, moved property between family members or into trusts bearing the same family name as the prior owner, including transfers at 40 Upland Road West, 35 Jason St, 20 Grandview Rd, 41 Bellington St, 18 Water St Unit 3 and 6 Lawrence Ln. These are consistent with estate planning or family trust restructuring rather than arm's-length sales, which is likely why none of them yet show a recorded price. Among the priced sales, two were condominium units, 53 Churchill Ave Unit 1 and 88 Park Ave Unit 407, while the rest were single-family or multi-owner residential properties based on the deed addresses. Bedroom, bathroom and square-footage figures were not available from the deed records for any transaction this period.
