Bedford Home Sale Prices Cluster Near $950,000 Median in Late Summer Deeds

BEDFORD -- Twenty property transfers were recorded for Bedford addresses at the South Middlesex Registry of Deeds between Aug. 21 and Sept. 19, with sale prices ranging from $650,000 to $1,375,000 among the transactions that have posted a price so far.

MARKET OVERVIEW The registry recorded 20 deed transfers during the four-week period. Of those, 11 carried a sale price at the time this data was compiled; the remaining nine had no price yet listed, which is typical for recently filed deeds and does not indicate the price was withheld. Among the 11 priced sales, prices ranged from $650,000 to $1,375,000, with a median of $950,000. Based on the raw count alone, 20 recorded transfers over roughly four weeks represents a steady flow of activity in Bedford, neither unusually high nor low by the count itself.

TOP SALES The highest-priced sale was 36 Loomis St, Unit 201, which sold for $1,375,000 on Aug. 26. Loomis St LLC sold the unit to Henry Kamau and Esther Mbuvi. The second-highest sale was 289 Concord Rd, which sold for $1,100,000 on Sept. 4; Desiree S. Girifalco and Michael A. Girifalco sold the property to Gina Snelson and Christopher Grammel. At 10 Glenridge Dr, David Mark Booth and Virginia Booth Canciello, both listed as trustees, sold the property for $1,075,000 on Aug. 25 to Gregory R. Moore and Amy E. Moore. At 2 Doris Rd, Samuel M. Reynolds and Debra A. Franks sold the property for $985,000 on Aug. 24 to Guannan Gong. At 104 Hartwell Rd, the Laryssa Lytwyn Family Trust sold the property for $960,000 on Aug. 28 to Dennis G. Melahouris, trustee of the Elaine Melahouris Revocable Trust.

NEIGHBORHOOD BREAKDOWN Hartwell Road was the only street with more than one recorded sale this period: 99 Hartwell Rd sold for $650,000 on Sept. 1, while 104 Hartwell Rd sold for $960,000 on Aug. 28. Beyond that, sales were spread across individual streets with no other repeat addresses. By price tier, four of the 11 priced sales fell under $800,000 (99 Hartwell Rd, 480 North St, 1 Bridge St and 7 Curve St), four fell between $800,000 and $1 million (26 Brooksbie Rd, 5 Lane Farm Dr Unit 11, 104 Hartwell Rd and 2 Doris Rd), and three sold above $1 million (10 Glenridge Dr, 289 Concord Rd and 36 Loomis St Unit 201).

MARKET NOTES Nine of the 20 recorded deeds involved a seller transferring property into a trust bearing the same family name, or a similarly named individual on both sides of the transaction: 53 Winterberry Way, 2 Coachmen Ln, 1 Notre Dame Rd, 2 Benjamin Kidder Ln, 338 South Rd, 280 North Rd and 7 Lexington Cir all fit this pattern. These are recorded as deed transfers but do not carry sale prices. A 10th unpriced transfer, with no street address listed, moved land from USA Transportation to the Massachusetts Port Authority. Two of the 20 transactions were condominium units, at 5 Lane Farm Dr Unit 11 ($950,000) and 36 Loomis St Unit 201 ($1,375,000); the rest of the priced sales were single-address properties consistent with single-family homes, though property type is not specified in deed data. One pair of names appears on both sides of separate transactions this period: Christopher Grammel and Gina Snelson sold 26 Brooksbie Rd for $845,000 on Sept. 1 and are listed as the buyers of 289 Concord Rd for $1,100,000 on Sept. 4. Beds, baths and square footage are not available from deed records.
