Six Condo Sales on One Street Anchor September's Shirley Market

SHIRLEY -- Nineteen properties changed hands in Shirley over the past month, with recorded prices ranging from $113,000 to $925,000. A single condominium development on Ambrose Way accounted for six of those transactions, nearly a third of all recorded sales.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 19 sales in Shirley between Aug. 28 and Sept. 26. Of those, 17 carry a recorded sale price so far, ranging from $113,000 to $925,000; the remaining two are still awaiting price data at the registry, which typically appears within about a week of recording. The median sale price among the 17 priced transactions was $325,000. Nineteen sales in a four-week span is a substantial raw count for a town the size of Shirley, though no prior-month figures are available for comparison.

TOP SALES

The month's highest-priced transaction was a property in Shirley (street address not specified in deed records) that sold for $925,000 on Sept. 1; the seller was listed as Maria D. Goncalves and Maria Assuncao Goncalves, as trustees, and the buyer as Crescent Street LLC. At 9 Brandywine Lane, Maria Christina Mesquita sold to David N. Smith and Ethel Smith for $830,000 on Sept. 10. At 16 Windsor Road, Chandra and Tejovathi Pratapagiri sold to Ivy A. Osei for $735,000 on Sept. 4. At 3 Catacunemaug Road, Marissa Leigh Felix (also listed as Marissa Leigh Bunnewith) sold to Martin M. Kimeria for $689,900 on Aug. 31. At 2 Kelsey Lane, Richard F. Caires Jr. and Linda E. Caires sold to Adam Gentile for $620,000 on Aug. 31.

NEIGHBORHOOD BREAKDOWN

Ambrose Way stood out as the month's most active street, with six unit sales, all from seller Shirley Station Development Inc.: Unit 4 ($459,900), Unit 30 ($282,800), Unit 32 ($282,800), Unit 34 ($317,100), Unit 36 ($317,100) and Unit 43 ($282,800). No other street had more than one recorded sale. By price tier, 11 of the 17 priced sales, roughly two-thirds, fell under $500,000. The remaining six sales, from $506,500 to $925,000, fell between $500,000 and $1 million. No sale in the period topped $1 million.

MARKET NOTES

The month's sales included a mix of property types: the six Ambrose Way transactions and a unit sale at 172 Ayer Rd. were condominiums, while the remaining recorded sales were single-family properties, based on the addresses in the deed data. One sale, at 1 Whitney Road, involved a seller listed as an estate. A transfer at 61 Lawton Road moved the property from Gregory Dale Simpson and Jane Suzette Holman to Gregory Dale Simpson and Jane Suzette Holman as trustees, the same parties in trustee form; no price is listed for that transfer. A transfer at 76 Walker Road, from Shirley LLC to ERC Mgt LLC, also has no price yet available. Bed, bath and square-footage figures were not available from the deed records reviewed for this report.
