Somerville Sale Prices Range From $680,000 to $1.65 Million This Period

SOMERVILLE -- Fourteen property transfers were recorded at the South Middlesex Registry of Deeds between Aug. 28 and Sept. 26, with sale prices ranging from $680,000 to $1,653,100 among the eight deeds that included a consideration amount so far.

MARKET OVERVIEW

Of the 14 recorded deeds, eight carried a sale price at the time of this report; the remaining six had not yet had price data appear in registry records. Among the eight priced sales, prices ranged from $680,000 to $1,653,100, with a median of $1,160,000. Fourteen sales in a four-week window is a moderate, steady clip for a single city, though this dataset alone, without a prior-period comparison, does not establish whether that pace is above or below Somerville's typical volume.

TOP SALES

The highest-priced transaction was 11 Endicott Ave, which sold for $1,653,100 on Sept. 1. The Marga Dieter Irrevocable Trust, with Marga Dieter as trustee, sold the property to Alexander Wolf and Ariana Wolf.

17 Belmont St sold for $1,599,000 on Aug. 31. Big Froggy LLC sold the property to Susmita A. Gadre and Benjamin A. Lawson.

9 Hall St sold for $1,260,000 on Sept. 1. Sellers Jennifer Berger and Jennifer Dillis transferred the property to Carmiya Gale.

14 Tower St sold for $1,240,000 on Sept. 1. The Herrera Family Realty Trust, with Maria D. Herrera as trustee, sold the property to Rebecca Woods and Jake Davidson.

5 Essex St sold for $1,080,000 on Aug. 28. Seller Michael Hoydis transferred the property to Feng Zheng.

NEIGHBORHOOD BREAKDOWN

Willow Avenue saw two transactions in the period, both condominium units at 103 Willow Ave Unit 1 and 27 Willow Ave Unit 1; prices for both had not yet been recorded. No other street had more than one sale in the dataset.

By price tier among the eight sales with recorded prices: one sale fell under $700,000 (62 Hudson St Unit 1, $680,000); two fell between $700,000 and $1 million (a Somerville property recorded without a listed street address, $854,000, and 5 Wilton St, $987,500); three fell between $1 million and $1.3 million (5 Essex St, $1,080,000; 14 Tower St, $1,240,000; and 9 Hall St, $1,260,000); and two exceeded $1.5 million (17 Belmont St, $1,599,000, and 11 Endicott Ave, $1,653,100).

Condominium units accounted for at least four of the 14 recorded transfers, including 62 Hudson St Unit 1, 103 Willow Ave Unit 1, 27 Willow Ave Unit 1 and 27 Franklin St Unit 1. The five highest-priced sales were all single-family or multi-family properties.

Several deeds in the period reflect transfers involving trusts or related parties rather than sales to unrelated buyers. These include 11 Endicott Ave (trust to individuals), 14 Tower St (family realty trust to individuals), 27 Franklin St Unit 1 (individual owners to a trust bearing the same names), 27 Willow Ave Unit 1 (an individual owner to a trust naming that same person), 30 Irving St (among individuals sharing the Dres surname), and 23 Harold St (between two similarly named MF Enterprises LLC entities). No motivations for these transfers are indicated in the deed data.
