ACTON -- The South Middlesex Registry of Deeds recorded 20 property transfers in Acton between Sept. 4 and Oct. 3, with a Willow Street condominium topping the month's priced sales at $1.4 million.
MARKET OVERVIEW Of the 20 deeds recorded, eight included a sale price as of this writing; prices among those ranged from $375,000 to $1,401,000, with a median of $1,004,000. The remaining 12 transfers have no price yet on file, which is typical: consideration amounts generally post to the registry within about a week of recording. Based on the raw count of 20 recorded deeds, the period registered more activity than a typical slow month, though a large share of that volume consists of transfers among family members or into trusts rather than open-market sales, discussed below.
TOP SALES 92 Willow St., Unit 1, sold for $1,401,000 on Sept. 17. Willow Woods LLC was the seller; Sathappa Murugappan and Palaniappan Nagu were the buyers. 5 Myrtle Dr. sold for $1,230,000 on Sept. 4. Salvatore and Tamara Lee Ricciardone sold to Shachaf and Yifat Gortler. 100 Hayward Rd. sold for $1,050,000 on Sept. 16. Deborah Hess, trustee of the Hess Realty Trust, sold to Austin E. and Abigail H. Sharpe, as trustees. 3 Betty Lane, Unit 3, sold for $1,048,000 on Sept. 4. Sherrill R. Gould, trustee, was the seller; Nitu and Bijaya Shrestha were the buyers. 11 Longmeadow Way, Unit 26, sold for $960,000 on Sept. 15. William S. and Shirley A. Beebee sold to Weiguo Zhai and Jing Lin.
NEIGHBORHOOD BREAKDOWN Skyline Drive had two recorded transfers in the period, at 88 Skyline Dr., Unit 80, and 116 Skyline Dr., Unit 90; both are trust transfers with no price yet on file. No other street had more than one recorded transaction. Among the eight sales with a recorded price, four exceeded $1 million (Willow Street, Myrtle Drive, Hayward Road and Betty Lane), three fell between $500,000 and $1 million (Longmeadow Way at $960,000, Martin Street at $864,000, and West Road at $860,000), and one, a Hartland Way condominium, sold for $375,000.
MARKET NOTES Ten of the 20 recorded transfers involved condominium units, with the other nine single-family addresses and one entry listing no street address. A majority of the period's recorded deeds, 11 of 20, show the same individuals or family names as both grantor and grantee, typically a transfer into a trust; this is a recognizable pattern in the data and this report does not speculate on the reasons behind any individual transfer.
