Two Bedford Homes Sell Above $2 Million as September Deeds Top $1.2 Million Median

BEDFORD -- Two single-family homes sold for more than $2 million each in late September, anchoring a month in which the South Middlesex Registry of Deeds recorded 20 property transfers in Bedford, nine of them transfers within the same family or into a personal trust with no price listed.

MARKET OVERVIEW The registry recorded 20 Bedford property transfers between Sept. 4 and Oct. 3. Of those, 11 carried a recorded sale price, ranging from $558,000 to $2,110,000, with a median of $1,220,000. The remaining nine deeds have no price on file yet. A count of 20 recorded transfers in a four-week span is a notable volume for a town of Bedford's size, based on the raw count alone; the data does not include prior-month figures for comparison.

TOP SALES The month's highest-priced sale was 7 Davis Rd, which sold for $2,110,000 on Sept. 17. Sheila and Vassilios Vamvas sold the property to Alexa and Brian M. Card. Close behind, 6 Lane Ave sold for $2,100,000 on Sept. 18, with J Realty Trust, through trustee Joseph Barr, selling to Brett Anthony and Sarah Renda Heidenreich. At 36 Loomis St, Unit 203, Loomis St LLC sold a condominium unit for $1,385,000 on Sept. 15 to Chilai Business Holdings LLC, and a second unit in the same building, Unit 401, sold for $1,375,355 on Sept. 16 to Michael J. and Abby E. Kaminsky, as trustees. Rounding out the top five, 1 Ruben Duren Way sold for $1,350,000 on Sept. 15, with Ali Anderson selling to John E. and Violetta A. Hughes.

NEIGHBORHOOD BREAKDOWN Two streets had multiple recorded transfers this period. Davis Road saw both the month's top sale, 7 Davis Rd at $2,110,000, and a separate transfer at 145 Davis Rd that moved from Larjmark Realty Trust to a newly named Marklarj Trust, both with Jackson Lynn Reilly as trustee; no price is on file for that transfer. Concord Road also had two transfers: 289 Concord Rd sold for $1,100,000, while 358 Concord Rd was transferred within the Wirth-Bruno household into a trust, with no price recorded. At 36 Loomis St, Loomis St LLC sold two condominium units during the period, at $1,385,000 and $1,375,355, suggesting ongoing unit-by-unit sales in that building.

By price tier, two sales closed under $700,000: 75 Page Rd Unit 13 at $638,000 and 2 Carlisle Rd Unit 2 at $558,000. Four sales fell between $700,000 and $1.2 million: 12 Hunt Rd ($835,000), 6 Hillcrest Rd ($1,088,000), 289 Concord Rd ($1,100,000) and 4 Stearns Rd Unit 56 ($1,220,000). Three sales landed between $1.2 million and $1.5 million: 1 Ruben Duren Way ($1,350,000) and the two 36 Loomis St units. Two sales, 7 Davis Rd and 6 Lane Ave, exceeded $2 million.

MARKET NOTES Of the 20 recorded deeds, nine involved a transfer within the same family or individual into a personal trust rather than a sale to a new owner: 145 Davis Rd, 7 Wayte Rd, 12 Pernham St, 558 Springs Rd, 10 Orchard Rd, 15 Stonegate Ln Unit 142, 358 Concord Rd, 39 Shawsheen Rd and 3 Sweeney Ridge Rd. None of those nine has a recorded sale price. The 11 remaining transfers, all involving different grantor and grantee names, carried prices ranging from $558,000 to $2,110,000.

The dataset includes a mix of single-family homes and condominium units. At least six of the 20 transfers involved condominium units, at 75 Page Rd, 36 Loomis St (two units), 15 Stonegate Ln, 2 Carlisle Rd and 4 Stearns Rd. Bedroom, bathroom and square-footage figures were not available in the deed data for any property.
