Townsend Sale Prices Span $155,000 to $670,000 With Median at $525,000

TOWNSEND -- Seventeen properties changed hands in Townsend between Sept. 25 and Oct. 24, with eight of those transfers showing a recorded sale price ranging from $155,000 to $670,000 and a median of $525,000. The remaining nine transfers, all involving family members, trusts or estates, have no price on file yet with the South Middlesex Registry of Deeds.

MARKET OVERVIEW

Of the 17 recorded deeds, eight carried a sale price. Those prices ranged from $155,000 to $670,000, with a median of $525,000. A raw count of 17 transfers in a single month is a notable volume for Townsend, though more than half of those filings were trust, estate or family transfers rather than arms-length sales, which tempers any reading of strong buyer demand based on count alone. Nine deeds show "price not yet available," which reflects the registry's typical reporting lag rather than any withholding by the parties involved.

TOP SALES

The highest-priced sale was 6 Adams Rd, which sold for $670,000 on Sept. 25. Tully Homes LLC sold the property to Rosalyn M. Cox and Cheryl K. Cox.

5 Redwood St sold for $630,000 on Sept. 25. Jaclyn M. Mawhorr, also recorded as Jaclyn M. Strand, sold the property to David Arbuckle and Jayne Arbuckle.

85 Wallace Hill Rd sold for $590,000 on Oct. 23. Joe Spadano sold the property to Cory Stiff.

391 Main St sold for $565,000 on Oct. 15. Michael J. Stuart II and Jill M. Stuart sold the property to Megan White and William LaCourse.

71 Mason Rd sold for $485,000 on Oct. 22. Julian Dufresne and Samantha S. Richard sold the property to Jose Rojas James and Annalea Martins.

NEIGHBORHOOD BREAKDOWN

Fitchburg Road saw two sales during the period: 93 Fitchburg Rd sold for $227,500 on Oct. 9, while 181 Fitchburg Rd transferred Oct. 22 with no price yet recorded. By price tier among the eight sales with recorded figures, four fell under $500,000: $155,000, $227,500, $352,000 and $485,000. The other four fell between $500,000 and $1 million: $565,000, $590,000, $630,000 and $670,000. No sale in the period exceeded $1 million.

MARKET NOTES

All nine deeds listed as "price not yet available" involve transfers within the same family, through a trust, an estate or a newly formed family-held LLC. Examples include 259 S Row Rd, where Christopher J. Kobbs and Christopher Kobbs transferred the property to Christopher J. Kobbs and Michelle S. Kobbs as trustees; 4 N End Rd, where Bart King and Dana King transferred the property to King Family Realty LLC; and 12 Emery Rd, where Martin and Joanne Wasznicky transferred the property to Derek Wasznicky as trustee of the Wasznicky Family Realty Trust. By contrast, every one of the eight deeds that recorded a price involved buyers and sellers with different surnames, consistent with an arms-length sale.

Two buyers in the period were limited liability companies rather than individuals: Fast Cash Home Pros LLC purchased 10 Kaneohe Ct for $352,000, and OJAS Properties LLC purchased 93 Fitchburg Rd for $227,500, the two lowest-priced sales with recorded figures aside from a $155,000 sale at an unaddressed Townsend property. One condominium transfer was recorded, at 17 W Meadow Estates Dr Unit 17, a trust transfer with no price yet available.
