Townsend Home Prices Cluster Near $580,000 as Eight Sales Top Half-Million Mark

TOWNSEND -- Townsend recorded 16 property transfers between Sept. 11 and Oct. 10, but only half carried a sale price so far, with the eight priced sales ranging from $150,000 to $670,000 and a median of $572,500.

The remaining eight sales do not yet show a price, which is common for recently recorded deeds; a notable pattern in this batch is that every one of those eight unpriced transfers involves a seller and buyer sharing the same family name, consistent with trust, estate or life-estate transfers rather than open-market sales. TOP SALES The highest-priced sale was 6 Adams Rd, which sold for $670,000 on Sept. 25. Seller Tully Homes LLC sold to buyers Rosalyn M. Cox and Cheryl K. Cox. At 5 Redwood St, Jaclyn M. Mawhorr (also listed as Jaclyn M. Strand) sold to David and Jayne Arbuckle for $630,000 on Sept. 25. The home at 6 Redwood St sold for $592,000 on Sept. 21; sellers Thomas B. Boardman Sr. and Ellen M. Boardman sold to Daniel Hansen and Meghan Keough. At 29 Tyler Rd, Specialized Property Group LLC sold to Lindsay Curylo and Adam Updyke for $580,000 on Sept. 11. Rounding out the top five, 1 Depot St Ext Unit 1 sold for $565,000 on Sept. 14, with Warren Road Realty LLC selling to Blanche Triebsch and Jeffrey Murray.

NEIGHBORHOOD BREAKDOWN Redwood Street saw two sales this period: 5 Redwood St at $630,000 and 6 Redwood St at $592,000, both closing within days of each other in late September. No other street had more than one priced sale. By price tier, three sales fell under $500,000: 93 Fitchburg Rd at $227,500, a Townsend property with no street address listed in the deed at $155,000, and 122 South Row Rd at $150,000. Five sales fell in the $500,000-to-$1 million range: 6 Adams Rd, 5 Redwood St, 6 Redwood St, 29 Tyler Rd and 1 Depot St Ext Unit 1. No sales in this period topped $1 million.
