Sudbury's Priciest Recorded Sale Tops $2.9 Million While Most Prices Remain Pending

SUDBURY -- A home on Nolan Circle sold for $2,999,000 in early October, the highest recorded sale price among 20 property transfers logged at the South Middlesex Registry of Deeds for Sudbury between Sept. 18 and Oct. 17. Only six of those 20 transactions carry a recorded sale price so far; the rest are price not yet available.

MARKET OVERVIEW

Twenty property transfers were recorded in Sudbury during the period. Six carried a recorded sale price, ranging from $485,000 to $2,999,000, with a median of $1,432,500 among those six. The remaining 14 transfers show no consideration amount yet; based on matching names between seller and buyer, the large majority of these appear to be trust or estate transfers within the same family rather than open-market sales. With only six priced sales to work from, the dataset does not support a broader read on whether the month was active or quiet; it reflects what has reached the registry as of Oct. 17.

TOP SALES

21 Nolan Circle sold for $2,999,000 on Oct. 5. Brainstorm Real Estate Sudbury Corp. was the seller; Gina and Michael Lacorcia were the buyers.

41 Phillips Road sold for $1,615,000 on Sept. 28. The Melody Craft Karian Family Trust, with Peter W. Karian as trustee, sold to Xue Lin and Du Zhao.

36 Saddle Ridge Road sold for $1,590,000 on Sept. 24. Suzanne T. Asselin Sege, as trustee, sold to Giovanni Musto and Mengru Guo.

58 Massasoit Avenue sold for $1,275,000 on Sept. 25. CC REIT Sub II LLC sold to Burgess Realty LLC.

114 Orchard Drive, Unit A8, sold for $945,000 on Sept. 22. Anne Elizabeth Mascarin and Rudolph Aldo Agosti sold to Josephine J. and Paul P. Chaset, as trustees.

NEIGHBORHOOD BREAKDOWN

Saddle Ridge Road had two transfers in the period: 36 Saddle Ridge Road sold for $1,590,000, while 21 Saddle Ridge Road transferred to a family trust with no price yet recorded. Thunder Road also saw two transfers, 36 Thunder Road and 10 Thunder Road, both without recorded prices and both involving transfers among family members. By price tier among the six priced sales: one sale fell under $500,000 (401 Emery Lane, Unit 1106, at $485,000); one fell between $500,000 and $1 million (114 Orchard Drive at $945,000); three fell between $1 million and $2 million (Phillips Road, Saddle Ridge Road and Massasoit Avenue); and one exceeded $2 million (Nolan Circle).

MARKET NOTES

Of the 20 recorded transfers, three involved condominium units: 401 Emery Lane Unit 1106, 114 Orchard Drive Unit A8, and 36 Northwood Drive Unit 401, Building 4. The remaining 17 addresses correspond to single-family-style street addresses. Fourteen of the 20 transfers, including both Thunder Road deeds and one of the two Saddle Ridge Road deeds, list matching or closely related names on both the seller and buyer side, consistent with trust, estate or family-entity transfers; none of those 14 carry a recorded sale price. The two transactions involving limited liability companies or corporate entities as sellers, 21 Nolan Circle and 58 Massasoit Avenue, both carried recorded prices above $1.2 million. Beds, baths and square footage are not available in deed records and are omitted from this report.
