Sudbury home prices span $485,000 to nearly $3 million in October sales

SUDBURY -- Twenty property transfers were recorded at the South Middlesex Registry of Deeds for Sudbury between Sept. 25 and Oct. 24, with the highest-priced sale, a $2,999,000 purchase on Nolan Circle, anchoring a month in which most recorded deeds had not yet posted a sale price.

MARKET OVERVIEW Of the 20 deeds recorded in the period, six included a sale price in registry data as of this writing; the remaining 14 showed "price not yet available," which is common when a deed has recently been recorded and the consideration figure has not yet been entered into the registry's system. Among the six priced sales, prices ranged from $485,000 to $2,999,000, with a median of $1,342,500. The raw count of 20 recorded deeds reflects a month of steady transaction volume in Sudbury, though no prior-period figures were provided for comparison.

TOP SALES 21 Nolan Circle sold for $2,999,000 on Oct. 5. The seller was Brainstorm Real Estate Sudbury Corp; the buyers were Gina LaCorcia and Michael LaCorcia. 41 Phillips Road sold for $1,615,000 on Sept. 28. The seller was the Melody Craft Karian Family Trust, with Peter W. Karian as trustee; the buyers were Xue Lin and Du Zhao. 28 Thompson Drive sold for $1,410,000 on Oct. 14. The seller was Carolee B. Maclellan; the buyers were Jared M. Seymour and Stephanie L. Seymour. 58 Massasoit Avenue sold for $1,275,000 on Sept. 25. The seller was CC REIT Sub II LLC; the buyer was Burgess Realty LLC. 133 Concord Road sold for $887,450 on Oct. 8. The sellers were David E. Missirian and Patricia A. Missirian; the buyer was James C. Sullivan.

NEIGHBORHOOD BREAKDOWN Under $500,000: One sale, a condominium at 401 Emery Lane, Unit 1106, at $485,000. $500,000 to $1 million: One sale, 133 Concord Road at $887,450. $1 million to $2 million: Three sales, 58 Massasoit Avenue ($1,275,000), 28 Thompson Drive ($1,410,000) and 41 Phillips Road ($1,615,000). Over $2 million: One sale, 21 Nolan Circle at $2,999,000. Thunder Road saw two separate transfers in the period, at 36 Thunder Road and 10 Thunder Road, though neither listed a recorded sale price.

MARKET NOTES Of the 20 deeds recorded, 13 involved transactions in which the same individuals appear as both grantor and grantee, typically moving a property into a family or individual trust. These include transfers at 10 Pokonoket Avenue, 28 Village Road, 116 White Pond Way Unit A9, 36 Thunder Road, 1 Deacon Lane, 148 Haynes Road, 111 Willard Grant Road, 30 Thoreau Way, 341 Hudson Road and 21 Saddle Ridge Road, among others. These are estate-planning or intra-family transfers rather than open-market sales, and this report does not speculate on the reasons behind them. Property types in the period ranged from single-family homes to condominium units, including 401 Emery Lane Unit 1106, 32 Old Framingham Road Unit 11 and 116 White Pond Way Unit A9.
