CAMBRIDGE -- The South Middlesex Registry of Deeds recorded 16 property transfers in Cambridge between Sept. 18 and Oct. 17, led by a $3.6 million sale on Martin Street, though sale prices remain pending for 10 of the 16 transactions.

MARKET OVERVIEW

Sixteen property transfers were recorded in Cambridge during the period. Of those, six carry a recorded sale price so far, ranging from $221,049 to $3.6 million. The median price among those six priced sales is $512,500. Ten transactions have no price yet in the registry's data; under standard registry timing, prices for those typically become available within about a week of recording. Based on the raw count of 16 recorded transfers, the period shows a moderate level of deed activity, though several of those transfers are trust or estate-related transfers within the same family rather than open-market sales.

TOP SALES

The top sale was 12 Martin St., which sold for $3.6 million on Sept. 24. The seller was Martin LLC; the buyers were listed as Katherine Crosby and Steven Blum. Bed, bath and square footage figures were not available in the deed record.

The second-highest recorded sale was 1 Earhart St., Unit 115, which sold for $880,000 on Sept. 21. Quyen Dinh was the seller; Imad Hanna and Sheela Diane Herr were the buyers.

A Cambridge property, listed in the deed record without a street address, sold for $540,000 on Sept. 23. TH Knight LLC was the seller and Rebecca Schliemann the buyer.

6 Bristol St., Unit 6, sold for $485,000 on Sept. 22. The seller was Pardis Saffari, trustee of a real estate trust; the buyer was Kai S. Wilens.

29 Concord Ave., Unit 504, sold for $435,000 on Sept. 18. The sellers were the estate of Gladys Paul and Ann Carol Knox; the buyer was Sybilla Solis.

NEIGHBORHOOD BREAKDOWN

No street in this period had more than one recorded sale with a price, so transactions are grouped by price tier instead. Under $500,000: three sales, at 2103 Massachusetts Ave., Unit 1 ($221,049), 29 Concord Ave., Unit 504 ($435,000), and 6 Bristol St., Unit 6 ($485,000). Between $500,000 and $1 million: two sales, the unaddressed Cambridge property ($540,000) and 1 Earhart St., Unit 115 ($880,000). Over $1 million: one sale, 12 Martin St. ($3.6 million). The remaining 10 transactions, spanning James Way, Massachusetts Avenue, Henry Street, Gore Street, William Street, Cogswell Avenue, Magoun Street, Royal Avenue and Main Street, do not yet have recorded prices.

MARKET NOTES

Property types among the recorded transfers included single-family homes, condominium units and at least one institutional transfer. Condominium units accounted for seven of the 16 transactions, including sales at 2103 Massachusetts Ave., 6 Bristol St., 11 Cogswell Ave., 1 Earhart St., 29 Concord Ave., 170 Gore St. and 32 Gurney St. No bed, bath or square footage data was available in any deed record, so no price-per-square-foot comparisons could be calculated.

Six of the 16 transfers appear to move property from an individual owner into a revocable trust held by that same individual, or between related family members: 9 James Way, 1570 Massachusetts Ave., 100 Henry St., 170 Gore St. Unit 303, 32 Gurney St. Unit 1 and 40 Royal Ave. These are structured as trust or estate transfers rather than open-market sales, and most carry no sale price in the registry data. Separately, 789 Main St. changed hands between two entities both identified as the Christian Mission of Cambridge, also without a recorded price. The deed for 12 William St. shows a transfer from Derrick and Michelle Jackson, as trustees, to Michelle D. and Derrick Z. Holmes, as trustees; no price was recorded for that transfer either.
