Shirley Sale Prices Span $50,000 to $925,000 With Median Near $460,000

SHIRLEY -- Fourteen properties changed hands in Shirley between July 10 and Aug. 7, 2026, according to deeds recorded at the South Middlesex Registry of Deeds, with disclosed sale prices ranging from $50,000 for a vacant lot to $925,000 for a condominium unit off Mt. Laurel Circle.

MARKET OVERVIEW

Of the 14 recorded deeds, nine listed a sale price and five did not. Disclosed prices ranged from $50,000 to $925,000, with a median of $459,900. The five transactions without a disclosed price were all transfers into family trusts or between spouses, a category of deed transfer that commonly omits consideration amounts. Fourteen recorded deeds represents a full four weeks of turnover in town; this dataset does not include prior-period figures, so no comparison to earlier months is possible from the count alone.

TOP SALES

The period's highest-priced sale was 1000 Mt. Laurel Cir., Unit 4, which sold for $925,000 on Aug. 7. Seller Mt Laurel Realty LLC transferred the property to Steady Course LLC. At 138 Benjamin Hill Rd., Kyle Bradford Dube and Darlene Ann Dube sold to Nathalie Dorsainvil and Christ C. Genty for $635,000 on July 23. A single-family property at 1 Derby Dr. sold for $519,500 on July 24, with Richard C. Hayes and Nancy Johnson Hayes selling to Kristen E. Lowther. Shirley Station Development Inc. sold a condominium unit at 11 Ambrose Way, Unit 11, for $499,900 on July 10 to Maimaiti Buwajiagu. The same day, Shirley Station Development sold a second unit at 21 Ambrose Way, Unit 21, for $459,900 to Venkata Hemanth Chebrolu and Hima Varsha Cherukuri.

NEIGHBORHOOD BREAKDOWN

Two street clusters stand out. Ambrose Way saw two condominium sales, both from seller Shirley Station Development, at $499,900 (Unit 11) and $459,900 (Unit 21). Lawton Road also had two transactions: 57 Lawton Rd. sold for $390,000 on July 15, while 75 Lawton Rd. was transferred into a family trust on July 24 with no price disclosed. By price tier among disclosed sales, six fell under $500,000: $50,000 (0 Leominster Rd.), $100,000 (78 Longley Rd.), $255,000 (38 Fredonian St.), $390,000 (57 Lawton Rd.), $459,900 (21 Ambrose Way) and $499,900 (11 Ambrose Way). Three sales fell between $500,000 and $1 million: $519,500 (1 Derby Dr.), $635,000 (138 Benjamin Hill Rd.) and $925,000 (1000 Mt. Laurel Cir.). No sales exceeded $1 million.

MARKET NOTES

Five of the 14 deeds, more than a third of the period's transactions, were transfers of property into family or realty trusts or between spouses, at 45 Clark Rd., 42 Peabody Rd., 75 Lawton Rd., 12 Amanda Ln. and 141 Center Rd. None of these disclosed a sale price, consistent with how such transfers are typically recorded. The dataset also shows several limited liability companies active as both buyers and sellers: Mt Laurel Realty LLC sold to Steady Course LLC; Revive Homes LLC bought 38 Fredonian St. for $255,000; and Apple Valley Homes LLC sold a property at 0 Leominster Rd., listed without a street number and suggesting vacant land, to Jonmon Realty LLC for $50,000. Property types in the period included condominium units (1000 Mt. Laurel Cir. and both Ambrose Way sales), single-family homes, and at least one vacant-land transfer. Bedroom, bathroom and square-footage figures are not available from deed records for any of the 14 sales.
