SHIRLEY -- Eighteen properties changed hands in Shirley between Sept. 11 and Oct. 10, with recorded prices ranging from $120,000 to $506,500 and a median of $455,000, according to deed records from the South Middlesex Registry of Deeds.
MARKET OVERVIEW Of the 18 recorded transfers, 13 carried a sale price as of this report. The remaining five had not yet posted a price in the registry's data, which typically appears within about a week of recording. Among the 13 priced sales, the low was $120,000 for a property on Leominster Road and the high was $506,500 for a home on Valley View Way, with a median of $455,000. Eighteen recorded transfers within a single month is a relatively high raw count for Shirley, though no prior-period figures are available here for comparison.

NEIGHBORHOOD BREAKDOWN Ambrose Way accounted for four of the 18 sales, all units sold by Shirley Station Development Inc.: Unit 4 ($459,900), Unit 18 ($503,847), Unit 20 ($499,900) and Unit 25 ($467,400), indicating continued unit-by-unit sales at that development. Ayer Road also saw two unit sales, at $302,000 and $320,000. By price tier, one sale fell under $200,000 (20 Leominster Road, $120,000), eight of the 13 priced sales fell between $300,000 and $500,000, and two topped $500,000 (14 Valley View Way and 18 Ambrose Way).
